Building a Network of Buyers and Tools to Market them. Anytime you are looking to sell a property, you will need a buyer. If you have more than one piece of land you want to sell, or you want to break a massive piece of land into parcels to make more money, you will need to develop a network of buyers. This will allow you to have a list of interested buyers with the ability to purchase your land if it appeals to them. The more people you have on your list, the easier it will be to sell to them. Of course, you will need to make sure you have a sturdy list of potential buyers before worrying about trying to market to them, so let’s concentrate on how to first develop your list. Developing Your Network of Buyers Buyers will come in all shapes and forms. They may be private investors looking to buy land and develop it, or they may be real estate investment groups. Targeting the different groups will take a different approach. Do a little research online and through newspaper advertisements. Any advertisements looking to buy money for cash is a guaranteed investor looking to spend some money. All you will need to do is show that your property is the one that they need and you may have a sale. You can also develop contacts with the different lenders. This will allow you to have contact with all of the different investors that purchase land by obtaining loans through them. They can make introductions or direct their clients to you. Research into construction sites as well as sales of land are great ways for you to find out who is buying and selling land. Call for sale ads and talk to the construction crews on a site to see which ones own the land that is being sold or developed. The more certain names pop up, the more interesting they will become for your network. Go to the different land auctions. You will discover many interested buyers with the cash to buy right on the courtroom steps. It is your chance to build a network of motivated buyers with the cash to make a purchase when they want it. Marketing to You Buyers Now that you know who you are marketing to, it is time to start marketing your product. One of the best ways that you can do this is to create a listing online. This will allow you to show off your land as well as post all of the necessary information about the land for sale. Your network of buyers can visit the site and see everything there is to know about the property and make a decision. Another strong way to market to your network is to use email marketing. Use the email addresses for everyone on your list to tell them about the land and why it will interest them. The more personal and detailed you can make the email, the more likely it is that it will be effective. No one likes opening their email only to find a sales pitch, so try to be informative rather than pushy. Let them make their own decisions about the property. You can also make a video to do a tour of the land. By walking the land and showing all of the different benefits it has, you will give the buyer a chance to learn even more about the property. By placing the video on YouTube, you also present the possibility of bringing in interest of those people not even in your network.
