What Does A Land Surveyor Do?

First , there are two types of surveys. A residential boundary survey identifies the boundary lines of a piece of property from all corners. It is the building block of a property transaction. A mortgage survey is a tool for lenders and title companies that insures that improvements made to a property since the previous measurements have not spread across property lines and encroached on adjoining properties. And indiscretions can delay the transaction. The person responsible for these reports is a surveyor, a licensed engineer accredited by a state licensing board. A surveyor stakes the boundaries of a piece of land and produces a scale drawing that details structures on the property, fence lines and any land improvements. The surveyor will also note access to public right of way and list any established easements attached to the property. The boundary survey is not a requirement in all property transactions. But as a buyer you will certainly want to know exactly how much land your dollar is acquiring. The surveyor can also uncover irregularities which a buyer can use in negotiations on price. For instance, an existing fence may not be completely within its proper boundaries. The surveyor's report will illuminate any boundary issues or land problems with existing reports. Unless unique arrangements have been made the buyer pays for the survey as a condition of closing costs. The price is dependent on the size of the property and the services requested. In selecting a surveyor you will be surprised at how much different these professionals price their services. Obtain two or three quotes and go over exactly what you expect to receive from the finished report. A survey can be a simple matter or the complexities of a piece of land, amount of research required and the type of survey ordered can stretch a survey to many days. The property must be walked and in all sorts of weather with the surveyor hauling equipment so allow for special considerations when ordering a survey, if necessary. Land surveyors may also offer additional services such as reports on the condition of structures on the land. All can be factors in hiring the ideal surveyor for the job.
