Land

Mostly graded property with graded terraces that hold the separate chicken houses. Some timber on the back part of the property. Gravel road entrance and full access throughout property to all chicken houses and the pole barn.

Improvements

There are 4 fully operating chicken houses that measure 40ft by 500 ft/20,000sq. feet. Each house will hold approximately 18,000 chickens. The current operational chicken houses are a little over 20 years old. Each house has 2 large grain bins that hold 28,000 pounds of grain each. Improvements and upgrades have been made over the years to each chicken house to ensure proper functionality and Case Farms has had a longstanding relationship with the current owners. However, Case Farms will require some upgrades to each house to continue the contract with them, as well as approval of the buyer by Case Farms. A list of the upgrades and pricing is available upon request. There are two older 40ft x 500ft chicken houses that are used for storage by the current owner. Farm equipment, tractors, utility vehicles, hay and fencing are stored in these currently and all property mentioned DOES NOT convey with the sale. There is a local poultry supply company that provides service work and parts for the current owners. Propane tanks and diesel fuel tanks reside on the property and work flawlessly. A 2008 model mobile home and storage shed are located on the property and both convey in the sale. Also an older wooden structure that goes with the property is at the front along the road and is currently used for storage by the current owners.

Property is located at 920 Casar Belwood Road in Lawndale, North Carolina. It is 2.6 miles southeast of the town of Casar. It is a short 12 minute drive (9 miles) from the town of Polkville. Shelby, the largest town closest to the farm is a 28 minute drive south.
