Property Description

Ridge View River Ranch DESCRIPTION Less than 1 hour north of Austin, TX and within minutes of Lampasas, Killeen, Temple, and the I-35 corridor between Austin and Waco; the 542 acre Ridge View River Ranch is comprised of two parcels: a 177 acre northern parcel and a 365 acre southern parcel. The northern and southern parcels are separated by the paved Burnet County Road 223. Northern Parcel (177 Acres) Featuring 177 acres of fields and tree covered bottom land stretching along nearly 1.5 miles of the Lampasas River; the northern parcel presents an excellent opportunity as a cattle grazing operation with multiple pastures with water access and a thoughtfully designed water distribution system. Working pens, a well, traps, a barn, and a vintage hunting cabin further enhance the utility of the ranch as a cattle operation and hay production property. Additionally, the ample Elm, Pecan, and Live Oak tree cover provide habitat for the ample wildlife that inhabits the ranch. Enjoy fishing, kayaking, swimming, or traditional Texas riverside culture along the long and diverse stretch of the Lampasas River that forms the northern boundary of the property with clean access in multiple locations to include a large gravel bar from which gravel extraction operations were performed in years past. Southern Parcel (365 Acres) The 365 acre southern parcel features two ponds (one of which needs to be sealed) and significant topographic variation from north to south, this ranch features lush shaded bottom areas and views for miles from the southern hill tops. Comprised of two pastures and a well that feeds a watering distribution system, and open meadows on the broad steps of the terraced terrain, the southern parcel of the ranch is ready made for ranchers, and/or hunters. Additionally, the approximately 1450 feet of paved county road 223 frontage creates an excellent opportunity to subdivide with multiple access points along road frontage. Location Oakalla Hills River Ranch is located on Burnet County Road 223 approximately 2 miles east of Oakalla, Texas. Northern Parcel Land The northern parcel primarily features deep soil river bottom land with an Elm shaded entry off of County Road 223 and a large deposit of limestone gravel at the prominent bend in the Lampasas river on the property’s northern boundary. Southern Parcel Land On the southern parcel, lush live oak and elm shaded bottom lands with deep grass and plentiful shade lead to broad flat steps of typical central Texas hill country topography to the south of the property. IMPROVEMENTS Northern Parcel Improvements There is an extensive water distribution system, working pens, traps, a barn, and a rustic hunting cabin on the property. Additionally, 3 phase power infrastructure remains in place from the former gravel extraction operation.
