Property Description

A DRIVE TO PROPERTY

AN ORGANIZED TOWNSHIP

A PRIME HUNTING LOCATION

ADJOINING CROWN LAND

LOCATION

Perfectly located in Bowman Township just 10 kilometers southwest from the Town of Matheson in beautiful Northeastern Ontario.

ORGANIZED Township

Bowman Township is within the boundary of the Municipality of Black River- Matheson so Bowman Township is AN ORGANIZED TOWNSHIP.

PROPERTY SIZE

We are offering this 161.5 ACRE parcel of land that is easily accessed in the non-winter months by truck or an SUV.

The parcel is roughly 2,655 feet (809 meters) x 2,650 feet (808 meters)

ACCESS

You could drive a Truck or an SUV to this property in the Non winter months.

There is a short about 385 meter or 1,263 feet road that goes from Watabeag Lake Road to the Southeast corner of this property.

The old gravel road continues west for a short distance of about 145 meters or about 440 feet and after that it becomes an ATV/ARGO trail.

From the corner the road continues north for about 230 meters or about 750 feet and then it also becomes an ATV/ARGO trail.

These trails make for very good small game hunting and for riding around on.

You can easily create more trails at your leisure.

ABOUT THE PROPERTY

From a review of aerial photos. it appears that the property was harvested about between 2003 and 2008.

When they harvested the land they created timber trails that lead into the property.

This has created an amazing opportunity for you to access deep into the parcel with ATV's or an ARGO.

According to the topographic maps, this property is relatively flat throughout the majority of the property.

The contour maps indicate a small creek on the Northern portion of the property and one on the southern portion of the property.

These creeks are great for attracting both large and small game.

The creeks flow from Pike Lake and empty into Hooker Creek.

Hooker Creek is noted for Speckle Trout fishing so it stands to reason that the creeks in the property should have Speckle Trout in them.

There is a low area of about 15 acres in size where it may be wet for some of the year and this is where you will find the moose browsing and where they would have their young.
