This cottage is located on a very large island that is in a very large lake called Pivabiska Lake.

The Lake is in the UNORGANIZED HANLAN TOWNSHIP which is north of the Town Of Hearst in Northeastern Ontario.

This property is located on an island that is about 660 acres in size. about 8-10 min boat/ponton ride from the marina.

The huge island only has 26 cottage lots.

The rest of the island is CROWN LAND.

The island cottage owners have opened up several nice trails that are used to hike and snowshoe or cross country ski on or even to go hunting on.

These trails skirt pretty well every cottage at the rear on this island.

This property is Lot 7 of an 8 lot plan that faces east on the westerly portion of this island.

ABOUT THE COTTAGE

The cottage started its life as a mobile home.

It was brought to the island some years ago.

It was placed on blocks that sit on bedrock on steel posts.

This has been renovated and improved.

What you have today is a cottage that is 12’ x 52’, with a porch facing the lake of same size (12’ x 52’).

About half of the porch (12’ x 24’) is fully enclosed.

The roof of the cottage and the porch is sheet metal, recently installed.

EXTERIOR

The exterior of the cottage is vinyl siding, easy to maintain.

ELECTRICAL POWER

The cottage has electricity.

An underwater cable brings electrical power to the island

WATER

A jet pump runs water from the lake to the cottage.

The kitchen is plumbed for water.

SEWEGE DISPOSAL

There is no septic field, though it can be done.

There is a bathroom in the cottage where there was a composting toilet.

The toilet really didn’t work that well so it was taken out.

There are many new types of composting that are better and more efficient today and are easy to install.

OR, build an outhouse.

OTHER IMPROVEMENTS

There is a floating dock about 8 feet by 20 feet that is good condition.

A review of the survey shows that the property dimensions are a Frontage of 135.00 ft and a Depth of 230.00 ft.

ACCESS TO THIS PROPERTY

There is only water access by boat or any other type of watercraft.

UNLESS, you own your own float plane.

You can drive by car or truck to the Veilleux Marina.

At the Marina there is parking for your vehicle and parking space for boats, personal watercraft and pontoons.

The marina sells Premium gas and you can even rent pleasure craft on site if you need to.

Shuttle service available for a fee. For up to 7 people at a time.

The shuttle service includes 3 stops and there is the possibility to have the service early in the evening or later

PIVABISKA LAKE DETAILS

We have checked with the MNR “Fish-On-Line” website and have found the following details about Pivabiska Lake.

Pivabiska Lake is HUGE at 799 Hectares or 1,974 acres in size.

The lake has a maximum depth of 9.1 meters or 29.85 feet and an average depth of 3 meters or 9.84 feet.

Fish found in Pivabiska Lake include Walleye, Northern Pike, Yellow Perch and Lake Whitefish.
