And while you’re throwing out previously believed ideas about what it takes to make a successful land sale, it’s time to toss another formerly believed misconception about the land market: that the holidays are a season you want to sit out.
The truth is that any time of year is a good time of year to list your property. This includes the winter holidays, which actually offer more benefits than you might think for a
land owner who’s trying to broker a deal.

reasons that you actually can sell your land over the holidays, with plenty of inspiration for keeping your listing active (or going active with a new listing) in November and December.
1. Buyers are still out there, so you should be too: There are a lot of factors that drive a land buy, and they’re usually not dependent on things like proximity to Christmas or New Years. On the contrary, buyers are on the hunt year round for the right piece of land, particularly on online platforms like
ours where the outside weather has no effect on their ability to browse listings. And if buyers are on the lookout, you’ll only miss out by postponing your listing until a time that only seems like it should be more convenient for them.
2. You’ll probably have less competition: You wouldn’t be remiss in thinking the holidays aren’t
ideal for listing your property, nor would you be alone. A lot of sellers have the wrong idea about the holiday land market, which means there’s a good chance that if you do decide to list, you won’t be up against as much competition. Use that to your advantage and up your marketing efforts to get in front of as many buyers as possible.
3. You can show off your property’s seasonal charm: There is no denying the unique ambiance of the holidays, which can turn any property into a cozy haven. If your listing has been up for a while, now is a good time to update it with some pictures that show off its seasonal beauty, such as blanketed acres of fresh snow or crystal-like ice hanging off tree branches. Just be sure to keep older pictures up too so that buyers can see the full scope of what they can expect.
4. The land market doesn’t follow the same rules as the housing market: The things that make the holidays a not-so-great time to sell a house don’t apply to land, such as fewer people wanting to relocate or difficulties getting your property ready to show with holiday events and travels on the calendar. On the contrary, this time of year actually offers you some key benefits, including lower temperatures that can eliminate pesky problems like bugs and humidity. If there’s snow on the ground, simply plow a path through the property to create an easy walkway for showings, then bundle up and enjoy the view.
