Located near Guffey, Colorado, at approximately 8,500 feet, the ranch combines open mountain grasslands, mature timber, year-round water and outstanding views of Pikes Peak. The landscape is classic Colorado high country, with productive meadows transitioning into wooded areas and impressive stands of tall ponderosa pine. Pikes Peak dominates the eastern horizon and can be seen from throughout the ranch.

Water is an important component of the property. A year-round creek runs through the ranch, complemented by two year-round ponds. These water resources, combined with the grasslands and timber, support livestock while providing excellent habitat for the ranch's abundant wildlife.

Located in Colorado GMU 581, the ranch supports strong populations of elk and mule deer, along with wild turkey and other native wildlife. A substantial 6,000-square-foot barn with a covered turnout area provides excellent facilities for horses, livestock, equipment and ranch operations. The improvements maintain the ranch's authentic Western character and complement the land rather than overwhelm it.

Access is excellent for a high-country ranch, with convenient access directly from County Road 71. Historic Cripple Creek is also within easy reach, offering dining, entertainment and a direct connection to Colorado's mining-era history.

The ranch encompasses approximately 19,736 +/- total acres, providing the scale, water, forage, and infrastructure necessary for an efficient year-round cattle operation.

The ranch consists of approximately 2,445 +/- deeded acres, 4,173 +/- acres of New Mexico State Land, 12,878 +/- acres of BLM land, and approximately 240 +/- acres of uncontrolled land. Together, these lands support a permitted carrying capacity of approximately 240 animal units year-long.

Jose P. Canyon Ranch is a true producer's ranch, with the feed, water, improvements, and cattle-handling infrastructure necessary to operate from day one. Its accessible location, comfortable residential improvements, extensive livestock water system, and close proximity to interstate access combine to create an attractive opportunity for a serious cattle producer seeking a substantial southern New Mexico ranch.

WATER AND FEED

Water is a significant asset of Jose P. Canyon Ranch. An extensive livestock water system provides dependable distribution throughout the ranch, with six working livestock wells supplying over 20 miles of water pipeline serving the ranch's six pastures. Earthen stock tanks complement the well and pipeline system and provide additional livestock water where needed.

In addition to the ranch's extensive livestock water system, one irrigation well and approximately 16.5 acres of water rights are associated with the property, offering the potential for a small farming operation or the production of supplemental feed for the ranch. Water rights will need to be confirmed with the New Mexico Office of the State Engineer.

The ranch provides abundant native forage typical of this region of southern New Mexico. Primary grasses include grama grasses, complemented by plentiful tobosa grass throughout the lower draws and drainage areas. A variety of native browse and other supplemental forage species further contribute to the ranch's year-round grazing resources.

Combined with the ranch's extensive water distribution system and six pastures, these forage resources provide the foundation for an efficient and sustainable cattle operation.

CATTLE INFRASTRUCTURE

Jose P. Canyon Ranch has been developed with the working cattle producer in mind.

Several sets of working pens strategically located throughout the ranch allow cattle to be gathered, sorted, and worked in smaller groups without requiring the entire herd to be moved back to headquarters.

At headquarters, a large, recently constructed set of working and shipping pens provides the capacity to efficiently gather, process, sort, load, and ship the ranch's entire herd. The combination of interior working facilities and centralized shipping pens helps reduce cattle movement, labor requirements, and handling time.

With approximately 240 animal units permitted year-long, the ranch offers the infrastructure necessary to support a substantial cow/calf operation.

EQUINE IMPROVEMENTS

The ranch also features quality equine facilities designed for both working ranch horses and recreational use.

A recently constructed 80' x 120' building houses a six-stall horse barn with electricity which includes a tack room and workshop. The building provides substantial covered space for horses, equipment, and ranch-related activities.

Adjacent to the barn is a roping arena, providing a convenient location for working horses, practicing cattle-handling skills, and recreational roping.

These improvements complement the ranch's cattle facilities and provide a well-designed headquarters for a traditional western ranching operation.

RESIDENCE

The main residence at ranch headquarters is a recently remodeled three-bedroom, three-and-a-half-bath ranch home.

The current owner, who has a background in architecture, remodeled the residence in a classic Southwestern ranch style with a contemporary flair, creating a home that maintains the character of the Southwest while incorporating comfortable modern finishes.

A substantial 35' x 17' covered front porch provides an inviting outdoor living area and a natural gathering place at the headquarters.

The residence also features a fenced and landscaped backyard, providing a comfortable and dog-friendly outdoor space. The home and headquarters enjoy impressive views of the surrounding mountains and southern New Mexico landscape.

LOCATION

Jose P. Canyon Ranch is located in Hidalgo County in southwestern New Mexico, an area long recognized for its open spaces, productive native grasslands, mild climate, and ranching heritage.

The surrounding country is characterized by broad grassland valleys, rugged mountain terrain, rolling hills, draws, and desert-mountain landscapes typical of New Mexico's Bootheel region. The diversity in elevation and terrain provides both productive grazing country and the natural protection and character associated with a traditional western ranch.

The ranch's close proximity to Interstate 10 and nearby communities provides an excellent balance between the privacy and independence of a large working cattle ranch and access to livestock markets, supplies, services, and transportation corridors.

Some ranches sell land. This one sells a life. Positioned just 1.5 miles from the Colorado state line in the high country of Rio Arriba County, the Lumberton Valley Ranch commands some of the great scenery of the American Southwest — sweeping, unobstructed views of the Archuleta Mesa and the Lumberton Valley unfold in every direction, framed by the ancient ridgelines of the San Juan Mountains. This is the kind of vista that makes you stop talking.

At ±283 acres, this fully equipped mountain ranch sits at the convergence of two states, two legendary hunting units, and a lifetime's worth of outdoor adventure — all within a short drive of the region's finest destinations.

A Location That Opens the Map

Few properties in northern New Mexico offer this kind of access. You are positioned at the center of one of the most recreation-rich corridors in the West:

Chama, NM — ~25 minutes south — home to the world-famous Cumbres & Toltec Scenic Railroad, blue-ribbon trout fishing on the Rio Chama, and the gateway to the Carson National Forest

Pagosa Springs, CO — ~45 minutes north — renowned for natural hot springs, world-class skiing at Wolf Creek, and the vast San Juan National Forest

Durango, CO — approximately 1.5 hours — a four-season mountain hub with top-tier dining, shopping, fly fishing on the Animas River, and Purgatory Resort

Navajo Lake State Park — world-class kokanee salmon and striped bass fishing just over an hour away

El Vado & Heron Lakes — scenic state parks offering camping, hiking, and trout fishing within easy reach

Wolf Creek Ski Area — one of Colorado's snowiest resorts, within a day-trip distance for winter recreation

Whether you're riding horses through the mesa country, snowmobiling Cumbres Pass in winter, or rafting the Rio Chama in spring, the recreation surrounding this property is virtually limitless.

The Improvements

The infrastructure on this ranch was built to last and built for living — not just visiting.

2,800 sq ft two-story log cabin — off-grid with solar power, offering true self-sufficiency while power lines run along the property for future connectivity. Solid construction, mountain character, and all-season livability

60x40 shop — an exceptional working facility suited for equipment storage, mechanical work, or any number of ranch and hobby operations

Horse barn with hay loft — ready to support an equestrian operation, with storage built in from the ground up

Greenhouse and fruit trees — a rare amenity at elevation, ideal for extending the growing season and producing right on the land

7 dirt tanks — strategically placed water sources that anchor wildlife to the property year-round and support livestock through the dry months

Abundant Wildlife

This ranch sits in the heart of northern New Mexico's most coveted big game country, where genetics run deep and bulls grow wide. The property comes with a coveted 1 mature bull elk tag — a landowner benefit that alone commands significant value in a region where public draw odds are increasingly competitive.

Trophy mule deer are a regular presence on the property, benefiting from the terrain diversity and reliable water sources the 7 dirt tanks provide. Adjacent to the Jicarilla Apache Nation — one of the most storied and strictly managed trophy mule deer destinations on earth — this ranch occupies prime real estate along natural migration corridors that channel big game through the property season after season.

Black bear, mountain lion, wild turkey, and blue grouse round out an already impressive wildlife roster.

The History Beneath Your Feet

The Lumberton corridor has been traveled and revered for centuries. The Jicarilla Apache people called this mountain country home long before the Denver & Rio Grande Railroad laid iron through the valley in 1882, opening the region to the world. Spanish land grant heritage and early Franciscan missions left their mark on every canyon and village from here to Chama. Owning land in this region means standing on ground that has carried the weight of history for generations.

The Bottom Line

At $1,800,000, the Archuleta Mesa Ranch offers a rare combination that the market simply does not produce often: a fully improved, off-grid capable mountain compound with trophy hunting rights, seven water features, equestrian infrastructure, and jaw-dropping views — all straddling the Colorado border at the center of the West's finest four-season recreation corridor.

A Rare Opportunity

Lightly stocked, exceptionally well-watered, and meticulously maintained, Mule Creek Ranch stands as a true legacy property. Opportunities of this caliber-particularly in the Mule Creek area-are exceedingly rare. This is a ranch defined by abundance, balance, and enduring value.

A Landscape Shaped by Time

Long before modern ranching, the Mule Creek area was defined by movement-of Native peoples, wildlife, and later, early settlers-drawn to the dependable water sources of Mule Creek and its surrounding springs. For Native cultures, these waters provided sustenance, seasonal refuge, and natural travel routes across the high desert landscape.

As the American frontier pushed west, early trails followed the same lifelines. Mule Creek became a known stopping point along regional travel routes, where homesteaders, stockmen, and travelers could rest animals, replenish water, and find shelter in the surrounding hills. These early trails and camps laid the groundwork for permanent settlement and working ranches that would soon follow.

Homestead-era ranching took hold in the late nineteenth and early twentieth centuries, shaped by isolation, self-reliance, and an intimate understanding of the land. Early ranch families built their livelihoods around the springs, creek bottoms, and natural grazing patterns, learning quickly that success depended on protecting water, rotating livestock, and respecting the limits of the range. Those frontier principles still define the landscape today.

Mule Creek Ranch stands as a continuation of this heritage. The land remains guided by the same natural systems that once sustained early trails and homesteads-abundant water, diverse elevation, and resilient native grasses. Carefully improved and conservatively managed, the ranch honors the legacy of those who first recognized the enduring value of this remarkable place.
