The Back Forty Four

The Back Fourty Four is the perfect weekend getaway spot in West Texas! Situated at the end of an easement road, tucked between a larger property to the East and agriculture to the north, this 44.236 acres is the perfect recreational retreat you've been looking to find! This is sandy country, ubiqituous with this region of Gaines County, TX. When the rains come, this soil explodes with Lovegrass and tons of forbs! You'll find sunflowers that pop up in certain areas, too. There's plenty of dense Mesquite cover that deer love and a mixture of Shinnery Oak in the fine sand on the north end of the property. This diversity of plant life is prime habitat for the deer that call this region home and you'll find plenty of tracks as you traverse the land! Add the large tract to the East and agriltural field to the north and you have a prime spot for seeing plenty of wildlife! Whether it be deer, dove, quail, or coyotes, there's something for everyone. Infrastructure There is barbed wire fence on the north and east sides of the property. Overall condition appears to be fair to good. Dedicated easement access number 2 provides around 2500 feet of frontage access along the West side of the property. Plenty of room to select a spot to build a camp or homesite. There's one recently drilled water well that is not currently in use and a dirt pad that could be utilized for a small shop or structure. Xcel Power is in the area but no pole has been set onsite. Location This recreational ranch is appoximately 70 miles from Odessa, 100 miles from Lubbock, or 25 miles from Hobbs, NM. Being a few short miles from the highway provides easy travel while keeping you far enough away to get that feeling of solitude! The sunsets are incredible as you listen to the wind whisper through the tall grass and mesquite.
