78.80 Acres At 0 Old River Road

New Price!!! Located in the Old River area of Avoyelles Parish, this 78.8 +/- acre recreational tract has abundant hunting opportunity. The property was recently select cut and will thicken up nicely for deer hunting while still retaining plenty of timber, predominantly oaks, for plenty of acorns. Legal access to the property is along an improved predial servitude and there is a potential campsite with access to utilities at the entrance to the property - a good spot to build a hunting camp. The seller is possibly willing to include some dozer work with the right offer. Two sloughs come into the property from the north side allowing for some duck hunting and the select cut has opened up several nice food plot locations. A mixture of ridge and slough provides the type of hunting Avoyelles Parish is known for. Plenty of backup is adjacent to the property in the form of private and public timberland. The property shares a border with Avoyelles Parish School Board property, providing additional public hunting opportunity. The property also touches Spring Bayou WMA for additional hunting access. Less than five minutes away, the public boat launch at Old River Landing provides water access to additional fishing and hunting opportunity. Asking price has been reduced to $5300 per acre.
