There’s a lot of strategy that goes into selling your property, including not just how you list it but when. And while December isn’t exactly known for being the best time to sell land, it’s not necessarily a death sentence either.

Here’s what to know about the pros and cons of listing your property over the holidays, including a few quick tips to follow if you decide to move forward. 


Pros of a Holiday Listing

Any time can be a good time to list your property for sale if you know what you’re doing. This is as true for December as it is for any other time of year, particularly when it comes to taking advantage of some of the many benefits of a holiday listing

  • Less competition – Lots of sellers fall into the trap of thinking the holidays are a no-go for hitting the market. That’s good news for those who do take the plunge, since fewer listings mean less overall competition for buyers. 
  • Agent attention – Speaking of fewer listings, the holidays tend to be a slower time for real estate agents too, meaning your own agent will be able to devote plenty of time and attention to marketing your listing. 
  • Motivated buyers – A buyer who is actively looking over the holidays is probably pretty serious about closing a deal (after all, why spend time searching now if you can put it off until later?). So if you do get interest, there’s a good chance the buyer isn’t just testing the waters. 


Cons of a Holiday Listing

Of course, listing land for sale over the holidays does come with its fair share of challenges too. Keep these in mind if you decide to proceed with putting your property on the market so that you have a realistic idea of what to expect. 

  • Worsening weather – Depending on where you live, the holiday season may coincide with tricky weather scenarios like snow, sleet, and cold. As such, you may be limited in when you can show your property in addition to needing to adapt if weather doesn’t permit a walk-through. 
  • Tight schedules – From bank holidays to office Christmas parties, the holiday season is filled with events that can slow down the listing and selling process. 
  • Less interest – You’re unlikely to get as many eyes on your listing as you would if you waited a few more months to list. That could be a hindrance to a fast sale, and a hurdle if you’re trying to off-load your property as quickly as possible. 


How to Make the Most of a Holiday Listing

A successful holiday sale can be done – it just takes a bit of strategy, a bit of luck, and that one perfect buyer. 

Fortunately, there are a few things you can do to increase your chances of success. To start, price your property right to ensure you’re extra competitive in a slower market. The more fair your price, the more likely you are to appeal to the buyers who are out there. 

Second, stay on top of land maintenance. You want to be sure that your property is always accessible and ready to be shown, barring any major weather events. And finally, adapt your marketing tactics for the season, creating a well-rounded strategy that accounts for the nuances of this time of year.
