Buck Basin Ranch is a rare opportunity to own an exceptionally improved Western Colorado ranch where quality craftsmanship, productive land, and outstanding recreation come together just minutes from the conveniences of Montrose. Set on approximately 83 acres with direct access to thousands of acres of adjoining BLM lands, the property offers an uncommon combination of privacy, year-round usability, and adventure right out the back gate.

Completed in 2023, the custom residence was thoughtfully designed with longevity and low maintenance in mind. Reclaimed 1800s barn beams and timbers, alder cabinetry, granite countertops, eight-foot doors, radiant in-floor heat with multiple zones, on-demand hot water, dual-fuel ZLINE appliances, gas fireplaces, expansive covered outdoor living spaces, and a durable metal roof create a home that is equally comfortable and refined. The exterior features century-old reclaimed wood siding selected for its timeless appearance and minimal maintenance, while extensive soffit lighting, quality finishes, and generous storage reflect the attention to detail found throughout.

The ranch is equally impressive outside. Approximately 30 irrigated acres are supported by documented adjudicated direct-flow and storage water rights, three irrigation pumps, and a reliable pond that has historically remained full while serving both irrigation and recreation. The pond is stocked and supports trout, bluegill, and crappie, creating an inviting setting for fishing just steps from the home. Live water, mature trees, and abundant wildlife complete the landscape, with deer, elk, turkey, quail, and other native species frequenting the property.

Extensive infrastructure is already in place for livestock or future improvements, including quality working pens, Powder River cattle handling equipment, multiple frost-free hydrants, three-phase power to the livestock facilities, two 200-amp electrical services, two paid Tri-County water taps, and upgraded two-inch water lines providing excellent water pressure throughout the ranch. A substantial workshop, additional outbuildings, and ample room for equipment, RVs, or future expansion make the property as functional as it is attractive.

Whether your vision is a private family ranch, equestrian property, recreational retreat, or a legacy investment with room to grow, Buck Basin Ranch is a rare offering where high-quality improvements meet documented adjudicated water rights, productive acreage, and immediate access to some of Western Colorado's finest public lands.

In 2023, 71% of applicants (Colorado resident, 2 preference points) were successful in drawing a first rifle bull tag. Likewise, second rifle deer tags had a 100% success rate for Colorado residents with four preference points. Since the property is eligible for landowner vouchers, additional licenses are likely.

Fishing“I’m planning to fish Lake Fork” is an idyllic utterance that perks the ear of anglers around the globe. A tributary of the Gunnison River, Lake Fork delivers clear mountain water from the San Juan’s into Curicanti’s Gold Medal fishery. Over a 67-mile course, the Lake Fork propagates one of western Colorado’s best fishing experiences. A recent survey conducted by Colorado Parks and Wildlife found that downstream of the Lake Fork River Ranch, the river sported 31 trout (28 browns, 3 rainbows of 14” or greater length) for every surface acre. Density estimates for smaller fish (5” or greater length) place a brown trout every 7.2 linear foot and a rainbow trout every 15.0 linear foot. Boasting over 6 miles of direct river access fishing (4,100 linear feet of fee-simple river frontage, 2.7 miles of exclusive frontage through fishing club membership, remaining frontage through adjoining public land/fishing easements) and two stocked ponds, the Lake Fork River Ranch is a magnificent angling property. The private ponds, totaling 7.92 surface acres, yield mature brown trout on nearly every cast. Twelve additional ponds and 2.7 miles of exclusive fishing are accessible through the Hunting and Fishing Club which adjoins the ranch’s southern boundary.

LocalityThe Lake Fork River Ranch is located 5.8 miles (9 minutes) north of Lake City Colorado. Here, the gold-laden San Juan Mountains drew the attention of prospectors in the late 19th century. By 1874, the first permeant structure had been erected to service the local industry. Realization of mineral wealth brought rapid growth to the small smelting community and over 500 additional structures sprung up over the course of just a few years. By 1880, the bustling community included: four churches (First Baptist, Lake City Presbyterian, St James Episcopal, and St. Rose de Lima Catholic Church), a post office, newspaper, fire department, stagecoach, schoolhouse, fully functional Telegraph and even a red-light district. Economic turmoil in the 1890’s and closure of the Gold Fleece Mine sounded an abrupt end to ore production. By the end of the Great Depression, the local mining industry had all but been erased. If gold and silver were worth thousands, then above ground resources are worth millions. As the mining industry waned, the natural beauty of the area brought sportsmen and sightseers from near and far. Rather than shipping the mountains piece by piece to the people, Lake City would bring people to the mountains. Lake Fork and San Cristobal (Colorado’s second largest natural lake) became a fisherman’s paradise and abundant elk, mule deer, bighorn sheep, bear, and wild turkey drew the eye of sportsmen. Backcountry mining roads soon formed a globally recognized backpacking and off-roading network. Jeep trails such as Engineer, Cinnamon, Imogene, Black Bear, and Corkscrew connect the iconic mountain towns of Lake City, Silverton, Ouray and Telluride. With the advent of a recreation-based economy came amenities and services that punch well-beyond the weight of most comparatively small towns. Boutique shopping, offroad adventure shops, guiding services, and fine dining replaced mills and smelting facilities. Lake City offers a spectacular getaway, a place where you can have the adventure of a lifetime, a good burger, and enjoy a carefully preserved Victorian town.

Dallas Divide, located between Ridgway and Placerville, has long been a place of opportunity and graphic brilliance. From the days gone by, when The Galloping Goose chugged its way to Telluride, to the acquisition of Double R L, or capturing the image which now adorns every Colorado Driver's license- Dallas Divide is where Colorado's icons converge. Here, "The Queen of the San Juans" towers over Black Angus, Elk meander on aspen covered slopes- tourists and locals alike are robbed of breath as they crest the summit. At the top of the pass, once you have recovered your wind, go beyond the gate, past an obscure wooden sign, and you will find Dallas like you have never seen it before- Welcome to the Snowdrift Ranch!

Snowdrift's location cannot be overstated- The 139 +/- acre ranch boarders HWY 62, which offers direct, paved, year-round, access to Telluride and Ridgway (37 & 11 minutes respectively). From either direction, HWY 62 ascends oak forests and native wildflower meadows, all framed by a 14,000' backdrop, to the ranch's front gate. Upon entering the property, the ranch climbs a southern relief, clothed again in oaks, native meadows, and brilliant wildflowers; the view corridor growing in magnitude, privacy, and breadth with each passing moment. It is no wonder that Toyota, with their $3 billion marketing budget and assets around the globe, chose the Snowdrift Ranch to debut the Tacoma! From the abundance of view sites to the easy access and sprinkling of cattle, there could not be a better place for Toyota to pitch the mountain lifestyle!

The idea of lifestyle may be the best description of Snowdrift's improvements. The 10,000 + SF, 6 bed / 5 bath, home was built for owners who intend to live, share, and preserve the lifestyle Colorado is famous for. The west 2,975 SF is a lock off where owners can enjoy western Colorado, steam showers, a private library, and office space- without ever disturbing guests. This portion of the house features ornate log work, granite counters, and a rustic mountain charm. Mirroring the owners' quarters is a guest area, complete with a second kitchen, handicap accessible steam shower, office, conference room/library, and its own private entrance.

Beyond the guest quarters is a garage, shop, and workspace which are nothing short of remarkable. The three-car garage, flanked by a 38x19x17' equipment bay, features epoxy floors, oversized doors, and a strategic layout. The layout separates the shop from the primary garage via an internal garage door. This allows intensive or long-term projects to be sealed off, and invisible from, the main garage. Capping the east end of the home is a large office, with its own bath, grand hall and kitchenette; allowing business, corporate gatherings, or contemplative enterprises to occur far from guest or primary living space.

Across the whole structure, girthy log beams, natural rock accents, over-built structural components give the building an aura of endurance. This feeling is not misguided; the home can flawlessly switch between off gid (solar & generator) and on-grid (San Miguel) power. All the HVAC systems are designed for redundancy, with the added protection of multiple fireplaces/stoves. Onsite, there is 4,000 gal of buried propane storage, a 3-gpm well, 1,500-gal cistern, and an enduring sense of security. When the wind blows, utilities fail, or systems come under strain, The Snowdrift Ranch is the place to be!

Whether it be a corporate gathering or a private retreat- in wind or in shine- the Snowdrift Ranch is like no other. Here, "The Queen of the San Juans" towers over the most photographed landscape in the state and western Colorado unfold in golden hues. Many, from skiers to railroad engineers and cattleman, have passed over Dallas, but few have ever seen it like this, come discover the magnificent Snowdrift Ranch!
