Loyd Hay Farm

Wright Farm & Ranch is a diversified dryland farm and commercial cattle operation encompassing approximately 10,651± acres in southern Washington County, Colorado. Comprised of 4,257± acres of productive dryland cropland, 5,787± acres of native grass pasture, and 640± acres of State of Colorado Land Board leased grazing land, the ranch has been assembled into a predominantly contiguous operation where farming and livestock production complement one another. Opportunities to acquire a farm and ranch of this scale, quality, and operational continuity have become increasingly uncommon across Colorado’s Eastern Plains.

LOCATION
Located along U.S. Highway 36 between Anton and Lindon, the ranch is approximately 90 minutes east of Denver and Denver International Airport, one hour south of Brush and Interstate 76, one hour north of Limon and Interstate 70, and just 30 minutes from Akron, the county seat and home of the Colorado Plains Regional Airport. Local services, including groceries, fuel, and the Anton Cooperative, are only minutes from the headquarters, providing convenience without sacrificing the rural character of this productive agricultural region.

ACREAGE
The strength of Wright Farm & Ranch lies in the balance between productive cropland and healthy native rangeland. The predominantly contiguous acreage allows efficient movement of equipment and livestock while simplifying day-to-day management across the operation. Of the total acreage, 4,257± acres are in dryland cultivation, 5,787± acres are native pasture, and 640± acres are leased from the Colorado State Land Board. The Sellers will assist in transferring the State lease, subject to approval by the Colorado State Land Board.

The gently rolling landscape reflects generations of agricultural stewardship, providing a land base equally suited for grain production and commercial cattle grazing.

CROPLAND
The dryland farm is anchored by deep, productive Weld silt loam, Keith-Kuma silt loam, and Norka loam soils that have long been recognized among the most productive dryland soils on Colorado’s High Plains. Approximately 75 percent of the cropland consists of Weld silt loams with exceptional moisture-holding capacity, while the Keith-Kuma associations are valued for their organic content and consistent production.

Current no-till and minimum-till farming practices conserve moisture and improve long-term soil health while producing winter wheat, corn, and millet for both commercial grain sales and livestock feed. Research from the nearby CSU Plains Research Center in Akron demonstrates the capability of these soils, with average winter wheat yields of 38 to 48 bushels per acre and average dryland corn production of 55 to 75 bushels per acre. In favorable moisture years, wheat commonly exceeds 55 bushels, while corn can surpass 100 bushels per acre, reflecting the productivity of these well-managed soil profiles.

GRASSLAND
Complementing the cropland are 5,787± acres of productive native shortgrass prairie dominated by Blue Grama, Buffalo Grass, Western Wheatgrass, Side-oats Grama, Prairie June-grass, and Sand Dropseed. These native grasses have sustained livestock production across eastern Colorado for generations and continue to provide the foundation for the ranch’s commercial cow-calf operation.

The grazing system is supported by an extensive network of pipelines, strategically located stock tanks, natural springs, and runoff ponds, while well-maintained perimeter and cross fencing allow cattle to move efficiently throughout the ranch without hauling. Native range on these productive soils typically supports 0.25 to 0.45 AUMs per acre, or approximately 11 to 20 acres per cow-calf pair during a five-month grazing season, providing both operational efficiency and long-term rangeland sustainability.

IMPROVEMENTS
The headquarters reflects the functionality expected of a diversified agricultural operation of this size. Three residences serve the ranch, including a well-appointed 5,000-square-foot brick home with a full basement that anchors the headquarters.

Working improvements are equally impressive and designed to support efficient year-round operations. The grain handling facility includes approximately 355,000 bushels of storage and a 70-foot truck scale with scale house, providing valuable marketing flexibility during harvest. Equipment storage and maintenance are accommodated by a 60’ x 175’ insulated shop, a 40’ x 100’ Quonset, and an additional 40’ x 140’ shop located at the backgrounding lot. Livestock facilities include working corrals with processing chute and load-out, a backgrounding feedlot, and a dedicated calving barn, creating infrastructure capable of supporting both the farming and cattle enterprises with efficiency and practicality.

AGRICULTURAL OPERATIONS
Wright Farm & Ranch has been developed as an integrated dryland farming and commercial cow-calf operation where each enterprise strengthens the other. Grain production provides both a dependable cash crop and a valuable feed source for the livestock operation, while conservation farming practices preserve the productivity of the soils for future generations.

The Sellers operate a commercial cow herd comprised primarily of Angus-based genetics complemented by Red Angus bulls. Calves are generally weaned and preconditioned before marketing, with quality replacement heifers retained to strengthen the herd. Most steers and remaining heifers are marketed through regional feedlots, while a select number of cattle are finished locally for direct beef sales.

Because the ranch is largely contiguous, cattle can be rotated through the grazing system without trucking, reducing labor while allowing the native grass resource to be managed efficiently. Nearby grain elevators, feedyards, and livestock auction facilities further enhance the marketing opportunities available to the operation.

WATER, MINERAL & NATURAL RESOURCES
Water has long been one of the cornerstones of successful ranching on the eastern plains, and Wright Farm & Ranch has been developed with that understanding in mind. Livestock water is distributed through an extensive pipeline network supplying strategically located tanks across the ranch, supplemented by natural springs and runoff ponds that provide additional seasonal water sources.

All appurtenant water rights associated with the property will transfer to the Buyer at closing. No mineral rights are included in the sale.

WILDLIFE & RECREATION
Although first and foremost a productive agricultural operation, the ranch also offers recreational attributes associated with large, privately owned holdings on Colorado’s eastern plains. Native grasslands, draws, and agricultural fields provide quality habitat for plains mule deer, pronghorn antelope, upland game birds, small game, and varmints.

The diversity of habitat, coupled with the scale of the property, provides enjoyable hunting and outdoor recreation while complementing—not competing with—the ranch’s primary agricultural purpose.

REGION & CLIMATE
Southern Washington County has earned its reputation as one of eastern Colorado’s productive dryland farming regions through a combination of fertile soils, native prairie, and a climate well suited to diversified agriculture. Average annual precipitation is approximately 16.54 inches, with nearly 75 percent falling during the April through September growing season.

May and June provide the critical moisture that supports winter wheat development, while July thunderstorms often replenish soil profiles for corn and summer forage crops. Average annual snowfall of approximately 40 inches contributes additional moisture, particularly where standing residue and no-till farming practices capture drifting snow. The region’s typical 140- to 145-day growing season has proven well suited for drought-tolerant crop varieties and conservation farming systems that have become hallmarks of successful High Plains agriculture.

SUMMARY
Wright Farm & Ranch represents the kind of agricultural holding that becomes increasingly difficult to assemble in today’s marketplace. The productive dryland soils, healthy native rangeland, extensive livestock water systems, substantial grain storage, quality improvements, and a well-established commercial cattle operation, the property offers both immediate functionality and long-term agricultural value.

The farm and ranch may also be purchased separately as the Wright Farm or Wright Ranch offerings. Please refer to those individual listings for additional information.

ACREAGE
The property not only consists of 35± deeded acres, but the ownership also includes membership in the Eagle Ridge Ranch Homeowners Association and access to approximately 4,700 acres of private common ranch land. These shared lands encompass productive hay meadows, creek corridors, wildlife habitat, equestrian trails, hunting areas, and recreational amenities that significantly expand the ownership experience beyond the property’s deeded acreage.

Owners enjoy the ranch’s common amenities, allowing them to experience the benefits of a large western ranch environment without assuming sole responsibility for its acquisition, operation and maintenance. Shared amenity ranch ownership is a model that has become widely accepted and very popular in the Rocky Mountain region due to the access to more amenities at a lower cost than could be obtained individually, thereby creating value to the owner.

LOCATION AND ACCESS
The property enjoys year-round access from County Road 730, locally known as Ohio Creek Road. This paved county road provides convenient access to Gunnison. Gunnison is a very nice small town with a bustling downtown, three grocery stores, a university, commercial air transportation, dining, shopping and a hospital. Crested Butte, a recognized summer and winter resort and a 35-minute drive away, offers more dining and shopping opportunities.

The Gunnison Area and in particular, the Ohio Creek Valley, is recognized throughout Colorado for its largely protected scenic beauty and agricultural heritage. The surrounding landscape includes irrigated hay meadows, cottonwood-lined waterways, sage-covered hillsides, aspen groves, and dramatic mountain backdrops that include views of the West Elk Mountains and Anthracite Range.

While the property feels, owners remain within easy reach of the recreational and cultural amenities that make the Gunnison Valley one of Colorado’s premier mountain destinations.

FISHING
Exclusive fishing access is among the most compelling ownership benefits at Eagle Ridge Ranch.

Owners and their guests enjoy access to nearly three miles of private trout water along Ohio Creek, a productive fishery that flows through portions of the ranch beneath mature cottonwoods and willow-lined banks. Brown trout, rainbow trout, and brook trout inhabit these waters, which have benefited from extensive habitat enhancement efforts designed to improve fish holding water and overall stream function.

The creek provides opportunities for dry-fly fishing, nymphing, and streamer fishing in a private setting rarely found on Colorado trout streams. In addition to Ohio Creek, owners have access to a stocked trout pond and ranch boat that offers a family-friendly fishing experience and an ideal setting for introducing younger anglers to the sport. This trout pond also offers a place for picnics and enjoying views.

Unlike many recreational properties where fishing opportunities are seasonal or dependent upon public access, fishing at Eagle Ridge Ranch remains a consistent and readily available amenity reserved exclusively for owners and their guests.

WILDLIFE AND RECREATION
The ranch’s wildlife resources contribute significantly to the ownership experience. Located within Colorado Game Management Unit 54, the surrounding region has long been recognized for healthy populations of elk and mule deer. Referred to as the ‘Primitive Area’, 2000+ acres of the ranch back up to the Gunnison National Forest, offering unlimited hiking, exploration and hunting pursuits. This also allows direct access to the West Elk Wilderness Area.

Wildlife commonly observed on the ranch includes mountain lions, a wolf, moose, coyotes, bear, foxes, eagles, pine martens, porcupines, badgers, hares, owls, elk herd, raptors including golden and bald eagles, waterfowl, sandhill cranes and numerous other bird species. The ranch’s combination of irrigated meadows, creek corridors, timbered slopes, and higher-elevation habitat creates ideal conditions for the wide range of wildlife.

Hunting opportunities within Eagle Ridge Ranch are excellent and managed through the Hunting Committee of the Eagle Ridge Ranch Homeowners Association. The ranch qualifies for Landowner tags giving priority access to the ranch owners. The Ranch lies in Colorado’s Big Game Unit #54 offering some of the best deer and elk hunting in the state.

Additional recreational opportunities include horseback riding, hiking, wildlife photography, ATV and UTV exploration on designated routes, and snowshoeing / cross-country skiing, all making for year-round enjoyment of the ranch’s extensive trail network.

EQUESTRIAN AMENITIES
Horse owners will appreciate the ranch’s well-developed equestrian facilities and extensive trail access.

Owners enjoy use of shared facilities that include barns, stalls, pens, tack areas, grooming facilities, pastures, and a maintained riding arena. While horse care and boarding services are not provided by the Homeowners Association, the facilities provide owners with a practical and attractive base for equestrian pursuits.

The ranch trail system extends throughout the common acreage and offers opportunities ranging from short rides through meadows and creek bottoms to longer excursions into more remote portions of the ranch landscape.

WILDERNESS CABINS
A distinctive feature of Eagle Ridge Ranch is the availability of two modern wilderness cabins located within the ranch’s primitive area.

Available to owners and their guests, these cabins provide a comfortable base for hunting, horseback riding, hiking, and exploration of the ranch’s backcountry landscapes. Positioned within some of the ranch’s most scenic terrain, the cabins offer an opportunity to experience a level of solitude and connection to the land that is increasingly difficult to find.

AGRICULTRUAL STEWARDSHIP
Although Eagle Ridge Ranch is often appreciated for its recreational amenities and luxury lifestyle appeal, agriculture remains an important component of the ranch’s identity and stewardship model.

An agricultural tenant conducts haying and cattle grazing operations throughout portions of the ranch. Excellent water rights support productive hay meadows across the ranch, and cattle utilize the aftermath grazing following harvest. These agricultural activities help preserve the ranch’s historic character, maintain open space, support wildlife habitat, and contribute to the long-term stewardship objectives of the community.

The working agricultural program also helps offset a portion of the operational expenses associated with maintaining the ranch’s extensive common amenities and infrastructure. The continued presence of agriculture reinforces the authentic ranch character of Eagle Ridge Ranch and helps preserve the qualities that attract owners to the property.

SUMMARY
Set within the scenic Ohio Creek Valley of Gunnison County, Eagle Ridge Ranch – Homestead #2 offers a unique opportunity to enjoy luxury mountain living within one of Colorado’s most distinctive shared ranch communities. The current configuration can accommodate up to 10 guests and is well suited for short-term stays, ranch visits, and horse-travel-related lodging.

Additionally, there are 5 RV/LQ hookups that are well suited for overnight horse accommodations and further strengthen the property’s ability to serve traveling riders, clinic participants, event attendees, and guests seeking a ranch-style stay near Kearney.

Overall Utility
The improvements at Mountain Rose Ranch reflect more than a simple boarding setup.

Together, they create an integrated equestrian headquarters with the facilities to support horse training and instruction, horse shows, clinics and events, residential enjoyment, guest lodging, and thoughtfully expanded commercial or lifestyle use.

WATER RESOURCES
Supporting ranch infrastructure includes a well and septic system serving the ranch headquarters. The southern parcel has a large seasonal pond on the south acreage which can be used for irrigation. The water from the canal cannot be used but serves as a visual and aesthetic border separating the northern and southern parcels as well as further enhancing the beauty of the land.

WILDLIFE RECREATION
Mountain Rose Ranch derives its recreational appeal first and foremost from horse-centered use, but the surrounding setting significantly broadens that experience. The ranch is positioned to support riding, horsemanship education, training, clinics, and equestrian and hospitality events, while the adjacent southern acreage offers additional room with walking and riding trails, open space enjoyment, and pasture-oriented use as well as a future custom home site or campground development.

A major lifestyle advantage of the property is its immediate relationship to Cottonmill Park, located directly east of the ranch headquarters. Cottonmill Park is a substantial public recreation area known for its 43-acre lake, no-wake boating, fishing, nature trails, disc golf course, picnic and shelter areas, playgrounds, and seasonal marina amenities. For buyers who value daily access to walking, biking, fishing, scenic outdoor enjoyment, and family-friendly recreation in addition to equestrian use trails, this adjacency is a meaningful and highly appealing feature.

Taken together, the extensive ranch amenities and its lush park-like surroundings and setting create a property that supports not only business and horse use, but also a deeper lifestyle component that would be difficult to duplicate elsewhere in the Kearney market.

INVESTMENT CONSIDERATIONS
Mountain Rose Ranch should be viewed first as an equestrian investment and specialty-use property with multiple existing and potential revenue channels. Its present strengths include boarding, training, horsemanship instruction, clinics, arena rental, events, and hospitality-related use tied to the bunk house, RV/LQ hookups, and overnight horse accommodations. For a buyer seeking a horse property with an established business identity, the ranch offers substantially more than raw infrastructure alone.

At the same time, the property benefits from a layered investment profile. The northern headquarters parcel group provides the built environment and operational nucleus, while the southern acreage contributes additional open space for riding, pasture, recreation, custom home building site or other development.

With that balance in mind, Mountain Rose Ranch stands out as a property that can serve an owner-operator today while still offering future pathways for hospitality expansion, lifestyle programming, event use, and selective land-based investment vision.

SUMMARY
Mountain Rose Ranch represents a distinctive Kearney, Nebraska offering that blends a functional equestrian headquarters with broader lifestyle and investment appeal. The ranch’s northern parcel group forms the operational heart of the property, featuring the ranch house, extensive indoor and outdoor horse facilities, supporting outbuildings, and the infrastructure needed for boarding, training, instruction, and events. The ranch house and separate bunk house and RV/LQ hookups, further elevate the ranch by adding a hospitality element that supports both income and user experience.

Equally important, the southern acreage expands the ranch beyond its immediate horse facilities, providing additional room for riding, recreation, pasture, and longer-term strategic flexibility.

For the buyer seeking a beautiful and well-developed equestrian property with immediate functionality, authentic ranch atmosphere, and room to grow in multiple directions, Mountain Rose Ranch stands out as a rare and versatile central Nebraska opportunity.

Mountain Rose Ranch

The Palmer Ranch offering represents a rare, multi-generational ownership opportunity, being offered to the market for the first time by the Palmer family. Encompassing 11,303 deeded acres along with a section of State grazing land in eastern Colorado, the ranch reflects the exceptional stewardship of an award-winning grassland management operation. Palmer Ranch is a highly efficient cattle grazing enterprise characterized by low wintering costs and thoughtful resource utilization. Extensive water development and cross-fencing support regenerative, intensive grazing practices that emphasize short grazing durations and extended rest periods, resulting in a resilient and productive grassland resource.

LOCATION
The ranch is conveniently situated 30 miles south of Hugo, Colorado, approximately 85 miles east of Colorado Springs, and 124 miles from Denver International Airport. Highway 94 borders the northern edge of the property, providing excellent access, while County Highway 63 runs north to south through the ranch.

The surrounding area is characterized by expansive grassland ranches and a strong tradition of long-established ranch ownership. Hugo serves as the county seat of Lincoln County, and together with nearby Limon, offers access to most major services. Regional livestock markets are well supported by sale barns in Burlington, La Junta, Brush, and Sterling, Colorado, as well as Ogallala, Nebraska.

ACREAGE
The Palmer Ranch encompasses 11,303 deeded acres, per County Assessor records, along with a 640-acre State of Colorado grazing lease. The ranch features a diverse and well-balanced landscape, with hard grass summer range across the western portions and softer sandhill winter range along the eastern areas. The hard grass country is well suited for intensive grazing practices, with two large summer units subdivided into multiple grazing paddocks using single-strand electric fencing. The sandhill winter range is characterized by gently rolling to hilly terrain that provides natural protection from winter storms, further enhanced by numerous owner-developed windbreaks throughout the ranch.

The ranch supports a wide variety of warm and cool season native grasses, including grama species, buffalo grass, bluestem, prairie sand reed, prairie cordgrass, switchgrass, and Indian grass. Through years of intensive grazing management and thoughtful soil, grass, and water development, the ranch’s resource base has been significantly enhanced, resulting in increased carrying capacity. The operation has historically been stocked with smaller-frame, efficient Red Angus–based cows and is estimated to support approximately 350 animal units, depending on cow size and management practices.

Current ownership practices year-round grazing with winter supplementation and does not feed hay. A base cow herd is maintained, with heifers retained for breeding and replacement. Grazing allocations typically budget approximately 16 acres per animal unit for five months of summer grazing and 14 acres per animal unit for seven months of winter grazing, subject to annual conditions.

A portion of the ranch, totaling 3,238.18 acres, is enrolled in the USDA NRCS Grassland Reserve Program under two separate contracts located within the sandhill winter range on the eastern portion of the property. The first contract, effective October 1, 2021, is a 10-year agreement covering 2,478.13 acres at $20 per acre. The second contract, effective October 1, 2023, is a 15-year agreement covering 760.05 acres at $16 per acre annually. Together, these contracts provide $61,723 in annual program income and align well with current operational practices. A new owner may work with NRCS to establish an operating plan that accommodates their intended management approach, should it differ from the existing program.

WATER
Water resources are extensive and well developed. The ranch is supplied by two shallow wells feeding an expanded pipeline system that includes two buried 10,000-gallon storage tanks and more than 20 pipeline-connected livestock drinkers. The system has been strategically enlarged over time to support the ranch’s grazing infrastructure. In addition, eight earthen reservoirs provide supplemental water resources. The ranch is divided into 29 grazing pastures, along with several smaller traps located near the building sites.

IMPROVEMENTS
Improvements include two primary headquarters, each offering a residence, shop, barn, sheds, and corrals. Additional corrals are located throughout the ranch to facilitate livestock handling away from the main building sites. The northern headquarters features a two-bedroom, one-and-a-half-bath home with additional living space in the basement. The centrally located southern headquarters includes a three-bedroom, one-and-a-half-bath home, also with additional basement space.

SUMMARY
Palmer Ranch presents a highly versatile and well-improved cattle operation in a desirable location with direct access from a paved highway. It offers the ideal balance of proximity to major cities while remaining far enough removed to provide a quiet, uninterrupted ranch lifestyle. Ranches of this caliber, featuring productive grasslands, operational efficiency, and thoughtfully developed infrastructure shaped by generations of consistent ownership. When they do, discerning buyers must be prepared to act decisively ahead of the competition.
