A Private Western Colorado Retreat Above the Black Canyon

Sitting above the Black Canyon of the Gunnison and looking directly over Morrow Point Reservoir, this 124± acre off-grid property offers a level of privacy and scenery that’s nearly impossible to duplicate. The home sits on a protected rim, surrounded on three sides by public land, creating a natural buffer that keeps the landscape wild and the views uninterrupted.

A Modern Off-Grid Home Built for Comfort

Completed in 2023, the furnished 3-bed/2-bath home comfortably sleeps 12 and carries the clean lines and thoughtful layout of a well-designed modern cabin. The main level features an open living, dining, and kitchen area with large windows that frame the cliffs, canyons, and distant water. The master suite and two additional bedrooms round out the main floor, while a custom spiral staircase leads to a spacious sleeping loft.

Reliable Systems for True Self-Sufficiency

Energy comes from a 2.2-kW solar system stored inside a secure Conex container that also provides ample gear space. Underground propane tanks support heating and hot water, and a permitted natural spring feeds underground cisterns for dependable domestic water. Starlink internet and security cameras give you modern connectivity without sacrificing solitude.

Land Protected for Generations

A conservation easement preserves the character of the property and the surrounding landscape. High cliffs form the northern boundary, and public lands stretch out to the south, east, and west—assuring that neighboring development won’t infringe on your views or your privacy.

Your Own Route Toward the Reservoir

A 1.5-mile private ORV road (two vehicles included) winds down the terrain and allows you to reach a midpoint above the reservoir. From there, a furnished, fabric geodome offers a comfortable spot to rest, stage adventures, or host guests. A hike west from the geodome ties into the Hermit’s Rest Trail within Curecanti National Recreation Area, leading to two quiet campsites right at the water’s edge.

Exceptional Fishing and Recreation

Because access to this stretch of the reservoir is naturally limited, the fishing pressure is minimal—giving anglers a rare chance at truly trophy-class salmon and trout. Brown, lake, rainbow, brook, and cutthroat trout all thrive in these waters, and the variety alone makes the property feel like its own private fishery.

Easy Access Without Sacrificing Seclusion

The ranch sits just off Highway 92, offering year-round access with zero compromise to the sense of remoteness. Crawford, Hotchkiss, and Delta are all within a practical drive, and Montrose Regional Airport is a touch over an hour away—far enough to keep the world at arm’s length, but close enough for convenience when you need it.

Hideaway Ranch

7 Horses Ranch

A 71-Acre Equestrian Sanctuary Bordering BLM in Crawford, Colorado
A Ranch Designed for Horsemen and the Western Lifestyle

7 Horses Ranch sits on 71 private acres just beyond the town of Crawford, offering a rare blend of riding access, scenery, and quiet Western living. What truly sets this ranch apart is its boundary with tens of thousands of acres of BLM land. For anyone who spends their life in the saddle, the ability to ride directly from your own barn into unfenced, open country is priceless. This property gives you immediate access to long loops through sage flats, hidden draws, and timbered slopes—terrain that rarely touches private land ownership. It’s the kind of freedom horsemen talk about but hardly ever find.

The land itself has a rugged charm, with gentle contours, open pasture, and native habitat that supports consistent wildlife. Mule deer use the ranch heavily, and elk migrate through in both fall and winter seasons, often staying along the ridges behind the home. Located in the highly regarded GMU 63, the ranch offers over-the-counter elk possibility and sits within a draw-only unit known for producing trophy-class mule deer.

A Custom Home Rooted in Craftsmanship and Comfort

The 4,076-square-foot residence pairs Western character with refined architectural detail. Solid knotty alder doors and trim flow throughout the home, blending with custom metal railings, tall ceilings, exposed beams, and a carefully selected combination of wood and tile flooring. The result is a home that feels substantial, warm, and distinctly handcrafted.

The kitchen anchors the main living space with a design that blends utility and style. Stainless-steel countertops, each set with riveted edges, pair with Sub-Zero refrigeration, high-end appliances, and a mix of granite and marble accents. A full butler’s pantry expands your workspace with an additional sink and refrigerator, making it easy to prepare meals for a crowd or manage the day-to-day rhythm of ranch living.

Spaces Designed to Gather, Relax, and Live Well

The home flows easily toward the outdoor living areas, where expansive views of the West Elk Mountains and Needle Rock set the tone. The upper deck, privately accessed from the master suite, includes a serene sauna overlooking the landscape. A custom spiral staircase winds down to the lower deck, where a hot tub and kiva fireplace create a captivating setting for evening conversations or quiet mornings. The beautifully landscaped yard surrounding the home stays green throughout the season with well water, while the house is supplied by a dependable domestic water tap.

Inside, open-concept living areas and thoughtful room transitions make the residence ideal for hosting. High ceilings invite natural light, and the home’s warm materials and balanced layout make gatherings feel comfortable and effortless. Whether you’re entertaining a handful of guests or filling the home for the holidays, the space rises to the occasion.

Flexible Rooms for Work, Wellness, and Guests

Beyond its three bedrooms and four bathrooms, the home includes multiple flex areas designed to adapt to your needs. These spaces are ideal for a home gym, theater room, office, hobby space, or additional guest accommodations. Their placement within the home makes them practical without overshadowing the primary living areas, giving you room to grow, entertain, or retreat as life requires.

Equestrian Facilities Built With Intention

7 Horses Ranch was designed by people who understand horses. The heated barn includes five stalls, two of which are oversized foaling stalls with ample room for mares and new foals. A hot-and-cold wash bay, feed room with refrigerator and sink, and thoughtfully placed storage areas streamline daily chores. Multiple paddocks with loafing sheds and automatic waterers make livestock care efficient year-round. The 100' x 300' outdoor arena offers ample room for training and tuning, while several outbuildings provide space for equipment and hay storage.

The ranch also includes roughly 32 acres of irrigated hay ground supported by strong water resources. The layout is efficient, practical, and capable of supporting a serious equestrian program or a well-organized hobby operation.

A Western Colorado Experience Without Compromise

7 Horses Ranch is more than an equestrian property—it’s a complete Western lifestyle offering. With luxury accommodations, exceptional riding access, productive ground, and year-round wildlife, it stands apart in both setting and design. The combination of craftsmanship, privacy, scenery, and BLM access makes this ranch an extraordinary find in one of Colorado’s most beautiful valleys.

For the horseman, the outdoor enthusiast, or anyone seeking a refined yet authentic connection to the land, 7 Horses Ranch offers a lifestyle that is increasingly hard to find and impossible to replicate.

---

Build-ready 7.02-acre property with infrastructure in place and commanding 360-degree views. From this homesite, take in the West Elk Mountains, San Juans, Grand Mesa, and the Gunnison Gorge—an expansive Colorado landscape that’s hard to match.

Colorado Off-Grid Property with Forest Access

Rarely do vacant acreage properties offer this combination of infrastructure, views, location, and freedom. Situated on approximately 5 acres at 1345 NW Sage Avenue, this exceptional parcel is surrounded by the orchards that have made Cedaredge and the Surface Creek Valley famous, while capturing breathtaking views of the Grand Mesa to the north and the San Juan Mountains to the south. With a domestic water tap, septic system, electricity to the lot, and natural gas available along the north property line, much of the costly groundwork has already been completed, allowing the next owner to focus on bringing their vision to life. The property was once home to an old farmhouse that has since been removed, creating a clean slate for future development. A remaining foundation and concrete slab from a former shed/carport structure offer potential for future use but are not associated with the former residence. Gentle rolling terrain provides an attractive setting with multiple possibilities for a custom homesite designed to take advantage of the surrounding scenery and open space. Adding to the property's charm are several existing fruit trees, a fitting complement to the surrounding orchards and agricultural landscape. The setting offers the peaceful character of rural Western Colorado while remaining conveniently close to the amenities of town. With no HOA and no covenants, you'll enjoy the flexibility to build the home, shop, barn, or country retreat that fits your lifestyle. The property includes 24 shares in the Stevens & Linder Ditch. While the shares do not include irrigation water, they do provide a valuable ditch right that allows reservoir water to be leased or purchased and delivered to the property. This valuable asset creates opportunities for landscaping, gardening, pasture irrigation, or future agricultural pursuits. Located just outside the Cedaredge town limits, this property offers a unique opportunity to enjoy the best of Western Colorado living. Cedaredge has become one of the region's most desirable communities, known for its friendly atmosphere, thriving agricultural roots, and access to year-round recreation. The property also includes deeded water rights through Dillon Ditch, ensuring long-term value and flexibility for irrigation. Recent headgate work improves reliability, and preparations have already been made for a dock and a water feature. The land is fully fenced and cross-fenced, shaded by mature trees, and landscaped for both function and appeal.

For buyers seeking a Colorado property with water rights, this acreage supports horses, livestock, gardening, or a true hobby-farm lifestyle.

The 20×50 shop, constructed in 2009, is a versatile workspace with four 10-foot doors, electricity, propane heat, fiber internet, and a 220-volt outlet. The shop area is securely fenced, keeping tools, equipment, and pets protected.

Additional outbuildings include a greenhouse, an equipment shed, and a two-stall loafing shed. Whether you’re raising animals, extending your growing season, or building out a small agricultural operation, the infrastructure is already in place.

Practical Systems and Utilities

Two 500-gallon propane tanks—owned and included—supply the home and shop independently. The septic system includes an RV clean-out and remains fully serviceable. High-speed fiber internet provides reliable connectivity for work, entertainment, or streaming.
