When Hoagy Carmichael penned his classic song, "Georgia On My Mind," it was an ode to a place that keeps calling you back. Plenty of people are hearing that haunting call - 14 of the country's fastest-growing counties are packed into Georgia, which contains more land than any state east of the Mississippi River. Only Texas has more.

These newcomers are finding available property in one of the nation's most diverse landscapes. Northern Georgia is draped in the peaks of the Blue Ridge Mountains - the famous Appalachian Trail begins, or ends, here on Springer Mountain.
