The approximate 2500 sq ft retail space features 12 ft ceilings with the original, ornate tin ceiling tiles and bow-tie tin on back wall. Carpet and light fixtures are appropriate to the 1900s. Sargent is known as the Antique Capitol of Nebraska and sees many visitors throughout the year, especially during the Nebraska Junkathon.
Land
The Lot is 25 ft by 134 ft and includes a party-wall agreement with the adjoining retail space.
Improvements
The Abbott Building built in 1909 is 2464 sq ft on the main level with 2500 sq ft on the upper level. The main level has four, 220 unit cove electric heat units located near the ceiling (with independently controlled thermostats) which is great for commercial spaces. There is an updated 200 amp electric panel. The property also houses an elevator shaft with a rope elevator (would need maintenance to work again) located in the back of the building. There are also double doors located in the back of the building with a ramp for easy loading and un-loading. The main level does have a large half bathroom off the back room (the antique vanity pictured, will not transfer and will be replaced). The property currently has two electric meters. One for the main level and one for the upper level. There are also gas lines to the property that are not hooked up. The main level is insulated and has drywall.
The second story is currently set up as a living quarters with a kitchen, living area, 5 bedrooms and a full bathroom. The second story can be accessed from within the main level or by a separate entrance at the front of the building. The kitchen features metal cabinets and a 1950s sink! There is a full, un-finished basement where half the floor is concrete and the other half is sand. The commercial data sheet from the Assessors Office currently shows the occupancy as 50% retail space and 50% storage warehouse.

-There are newer windows to the main level along the side of the building that were installed around 2016, and there are four more that have not been installed yet that will be left for the new owner
-The carpet was installed in 2011 but has a 1940s pattern
-Electrical wiring for the main level and the basement, including the 200 Amp panel were re-done in 2011
Recreation
Surrounding Sargent on three sides within a 30 mile radius are 3 popular breweries; Scratchtown Brewery in Ord, Bootleg Brewers in Taylor and Kinkaider Brewing Company in Broken Bow. Northeast of Sargent, 23 miles, is the Calamus Reservoir located in the beautiful Sandhills of Nebraska. It features boating, fishing, camping and hiking with its 5,123 acre lake. Southeast 14 miles from Sargent lies Comstock, NE along the Middle Loup River where every year the Comstock Windmill Festival takes place. The festival is a three day long concert event featuring top national country acts.
History
John F. Abbott of Unadilla, NE was postmaster and farmer and had five boys and one girl. Three of the boys, Willard, Forrest and Myron became Sargent businessmen. In the Spring of 1908, the Willard and Forrest Abbott families moved to Sargent and opened their hardware, plumbing, electrical and variety store. In 1909, they moved to the new store location (the Abbott Building). Willard was active in Masons and the Christian Church. Forrest was a charter member in 1909 of the Sargents Commercial Club, and was active in road improvement, politics and school affairs. Around 1920, Myron joined the business and worked with them for several years. He was educated in electrical engineering.
Location
Sargent, Nebraska was established in 1883 and is known as The Antique Capital of Nebraska. It boasts lots of small-town shopping opportunities, various businesses, churches, a medical clinic, Sargent Public Schools that is K-12th grade, restaurants and hunting lodges. The city of Kearney, NE is a little over an hour drive South of Sargent.
