LEGAL DESCRIPTIONS: All legal descriptions are outlined in the Property Information Packets, under the Title Commitments. Select tracts may require survey to produce a legal description, prior to closing.
ORDER OF AUCTION: All (10 TRACTS) will be offered individually. Bidders have the ability to bid on each tract throughout the auction. Tracts will remain open until all bidding has ceased at the close of auction.
PROPERTY INSPECTION: Property previews are encouraged prior to placing a bid in the auction. The property can be viewed by contacting the auction company at (877) 318-0438. There may be cattle on select tracts so keep all the gates closed while inspecting. Please do not drive on crops that may be present. Direct all questions to the auction company.

GENERAL DESCRIPTION: This auction has something for everyone. A wide variety of row crop farmland, pasture land, hunting and riverfront recreational property, and multiple building sites close to the town of Archie, Missouri. Cass County has a long reputation for agricultural production, cattle grazing and trophy whitetail and turkey hunting. These farms are all very close to the I-49 corridor and south Kansas City. Buying land and building a home in this bedroom community makes perfect sense with the easy commute to neighboring towns and growing trend for land ownership. Whether you’re looking for your own personal farm or a solid investment, the Warner Family has assembled the right farm for you.
TRACTS DESCRIPTION: 1,066+/- acres offered in (10 TRACTS), more specifically described as follows:
TRACT 1: is a 163+/- acre of row crop farm that offers fairly level terrain and excellent soil types including: (Deepwater silt loam, class 2e; Blackloar silt loam, class 2w; Kenoma silt loam, class 3e; Zook silty clay loam, class 2w; Verdigris silt loam, class 2w). The farm is mostly in cultivation, except for Black Creek which runs through the north portion and a few narrow tree lines. Excellent highway frontage and located just ½ mile west of Archie, MO on State Hwy A. The 15+/- acres with the home and barns in the southeast corner of the farm are not being sold at this time.
TRACT 2: is 131+/- acres comprised of a mixture of row crop farmland and timber with easy access from the county roads on the east and north sides. The principal soil types are: (Zook silty clay loam, class 2w; Blackloar silt loam, class 2w; Verdigris silt loam, class 2w). Black Creek runs diagonally through this farm offering excellent hunting and recreational opportunities and it is located only ½ mile north of the Archie Sports Complex. There is an abundance of deer, turkey and other wildlife in this area.
TRACT 3: is 65+/- acres that adjoins Tract 2 on the south. The farm is predominantly in grass pasture with a good amount of timber on the east and west ends, and has a nice sized pond. If you have thought about building a home close to town or are looking for a well-balanced grass/timber farm, then look no further. The property is located only ¼ mile north of the Archie Sports Complex and is served by S. Butcher Road.
TRACT 4: is 138+/- acres that is mostly row crop farmland with a mixture of timber and open grass fields along the west side. The cultivated land sets just west of the South Grand River and is comprised of the following soil types: (Zook silty clay loam, class 2w; Bremer silty clay loam, class 2w; Kenoma silt loam, class 3e). The farm is located 2 miles west of Archie, MO and then 2.5 miles north on S. Shipley Road. The river frontage and variation in timber and open areas allows for outstanding whitetail and turkey hunting, fishing, and beautiful home sites. TRACT 5: is 94+/- acres that adjoins Tract 4 on the south. This tract has it all with county road frontage on S. Shipley Rd, cropland, timber and recreational frontage on the South Grand River. TRACT 6: is a 52+/- acre tract located directly west of the Amarugia Highlands Conservation Area. TRACT 7: is 33+/- acres also located directly west of the Amarugia Highlands Conservation Area. The farm is comprised of an open pasture that fronts State Hwy W for approximately ½ mile. The west side of the farm is in timber and a 100’ elevation change that offers wonderful views for building a residence overlooking the protected Conservation Area. This farm will offer an abundance of deer, turkey and other wildlife. From Archie you would go 3.5 miles west on Hwy A, then approximately 3 miles north and west on Hwy W to the property.
TRACT 8: is a 25+/- acre level land tract that is located just a few minutes from Archie and from I-49 access. The owners specifically carved this smaller tract to offer a buyer the opportunity to own and build a rural lifestyle home. This farm is currently in hay production and should be served by utilities in the immediate area. Excellent county road access on the north and west sides. This type of small buildable tract rarely comes on the market, so don’t miss your chance to purchase this rural tract.
TRACT 9: is a 29+/- acre building and recreational tract that offers a mixture of open pasture, creek and timber to the west. The east side of the farm has several prime building areas and the west portion of the farm allows the recreational enthusiast the ability to hunt and pursue wildlife (deer, turkey, etc.). This tract should also be served by local utilities nearby and is conveniently accessed by S. Barnard Road. This is a very attractive farm that has great building, hunting, and investment potential.
TRACT 10: is 336+/- acres of primarily row crop farmland, with a mixture of open pasture and timber. Outstanding cropland investment farm with large open fields. This farm is bordered by a branch of the South Grand River along the south boundary of the property, which offers tremendous hunting and recreational activities. This area is large and secluded providing privacy for an abundance of whitetail deer, turkey, and multitude of other game. The principal soil types are: (Zook silty clay loam, class 2w; Verdigris silt loam, class 2w; Deepwater silt loam, class 3e). This farm is accessed from S. Barnard Road and the entrance is located directly south of Tract 9. This farm offers excellent crop production and income for the new owner.
FSA INFORMATION: According to the Cass County, Missouri Farm Services Agency, (all farms combined) there are 736.71 cropland acres with the following base acres and yields: Wheat 212.70 base acres and 38 bushel yield; Corn 24.80 base acres and 82 bushel yield; Sorghum 93.70 base acres and 79 bushel yield; Soybeans 221.80 base acres and 37 bushel yield. SURVEY: In the event any purchased tract requires a survey to determine the legal description, the cost of the survey will be paid by the seller. If the same buyer or entity purchases two (2) adjoining tracts and no survey is required to separate said tracts, then any additional survey desired by the buyer will be at the buyer’s sole discretion and cost.
POSSESSION: Possession of the property will be given upon payment in full of the purchase price and transfer of title at closing, subject to the existing agricultural leases, as follows:
TAXES: The current years taxes will be prorated to the day of closing. All previous years taxes will be paid by Seller.
MINERALS: All mineral rights owned by sellers (if any) shall transfer with the surface.
PERSONAL PROPERTY: Any livestock or farm equipment, hunting equipment, and personal property currently located on the farm does not sell and may be removed prior to closing and possession.
