Gonzales River Ranch

DESCRIPTION:
Nestled within the rolling landscape, the Gonzales River Ranch boasts approximately 8,000 feet of Guadalupe River frontage, providing direct access to the river throughout the property. The Guadalupe River is renowned for its abundant wildlife and scenic beauty, offering an excellent opportunity for all outdoor enthusiasts. The year round river provides opportunities for fishing, small craft boating, kayaking, swimming, and nature watching. The year round river also is crucial water source for cattle as well as native wildlife in the surrounding area.

The ranch features abundant wildlife including deer, turkey, waterfowl, dove, fish, and wild hogs. Due to the river providing a year-round water source as well as the diversity of the terrain, the wildlife have flourished over the years. In addition to the river, there are also three ponds throughout the ranch that are fed by water well allowing for constant water levels if desired. One of these ponds has been used and managed for winter waterfowl hunting in recent years, as well as year-round habitat for local wildlife. The ranch has been a part of the Hamon River Bottom Wildlife Management MLD program for the past decade, allowing for extended harvest seasons and additional tags for doe. The property has been lightly hunted over the years by the family and the hunting pressure is very low. There is a small storage shed that features electricity and outdoor game cleaning station. The property has a water well providing water to three ponds on the ranch for cattle and wildlife.

The lower portion of the property features towering pecan tree lined river bottoms as the terrain changes to more flood plain. The river frontage also allows for water to be pumped from the river for landowner domestic and livestock use. The town of Gonzales, TX is a short 15-minute drive away and is rich with history including being the site of the first battle of the Texas Revolution and the famous "Come and Take It" cannon. WATER:
There is over 8,000 ft of Guadalupe River frontage. There are three ponds fed by water well for constant water if desired.

WILDLIFE:
The ranch has a healthy herd of whitetail deer that have been managed for the past 18 years through the Hamon River Bottom Wildlife Association program allowing for doe harvest through MLD permits. There are also numerous Rio Grande turkey, feral hogs, dove, and wintering waterfowl that frequent the property. The property has been lightly hunted over the years by the owner and has not been leased for hunting in over 20 years. The ranch is 1D1 ag exempt.
