Welcome to Yadkin River Cattle Farm! This turnkey cattle operation has been operating for over 35 years and has a long standing tradition of raising some of the best black angus beef in this part of the country! This property offers over 226 acres along the Yadkin River with multiple homes, barns, two huge equipment buildings, offices, a great road system as well as miles of fencing that offers tons of space for a sizeable cattle herd!
Land
This property has been operating as a fully functioning cattle farm since the late 1980s! It is located along Hampton road in Davidson county, North Carolina. Three different parcels make up this entire offering of 226.65 acres and are on both sides of the road with over 2000 feet of road frontage. It is zoned RA3 for agricultural use.
There are well over 200 acres of open ground that is made up mostly of grazing pastures. Some large hardwoods are scattered throughout the landscape that provide some good summertime shade for the cattle. Multiple sections are fenced off with electric fencing and gates with two way lockable latches. The fences all across the property are made up of either high tensile wire, white vinyl or wooden boards. These areas help to utilize the grazing rotations, weaning calves and breeding control just to name a few.
There are also multiple cattle run sections near the cattle show barn. These were used to hold cattle during some of the high-end cattle sales that have taken place on the property over the years. Everything is kept in perfect working order and all fences are consistently checked and maintained!
The historic Yadkin River and Muddy Creek have a confluence at the southern boundary. The Yadkin River runs along the southern boundary for over 1000 feet and Muddy Creek provides the entire eastern boundary of the property for almost 1.5 miles! Both bodies of water have great water levels year round and the Yadkin River provides some great fishing for catfish, stripers and largemouth bass! With riparian rights in place, you can pump surface water out of both Muddy Creek and the Yadkin River for irrigation or other needs.
There are two ponds on the property that are mostly used by the cattle to water or cool off during the hot summer months. A few small creeks and drainages are located in various spots as well.
All of the lower elevation acreage along Muddy Creek is in the FEMA floodplain zone. Although the water levels have risen to flood status in the past, it rarely occurs and with all of the fenced off higher elevation sections, there is plenty of room to relocate your livestock in case flooding does occur.
There is about 6+/- acres on the north end of the property that is encumbered by a high tension power line easement. Located along Muddy Creek is an underground sewer easement pipeline that belongs to the city of Winston-Salem. It is one of their gravity mains and runs underground along the eastern property boundary to the Yadkin River.
Improvements
The two homes are located at the main entrance to the farm and sit adjacent to one another right off Hampton road.
The main home, which was built in 1998, is currently occupied by the farm manager. The home has vinyl siding and offers 3 bedrooms, 2 full baths, a front porch, large back deck, two car garage on the bottom floor and a family room. Total square footage is 2812sq. ft and total heated living space is 1878sq. ft.
The manufactured home is a 1987 Clayton Homes Ridgecrest Model, VIN#: TEN127292/127293. It offers a 3 bedroom, 2 full bath layout complete with kitchen and living room. There is also a front deck and a small deck at the rear entrance of the home. Total heated square footage is 1282sq. ft. It has been remodeled in the past couple of years and the metal roof is approximately 3 years old. It is currently occupied by one of the farm workers.
Other improvements include a 60ft x 36ft horse stable that has an office, washing stall, 6 horse stalls, tack room and storage. Attached to the horse stable is a large, fenced off section for the horses as well.
Just uphill from the horse stable is the cattle show barn. It was built and used as a cattle show and sale facility. This building measures 120ft x 42ft and has an office complete with full bath, 4 large cattle stalls, a cattle arena complete with auctioneer’s stand, storage rooms and a feed stall. There is a large paved parking area at the cattle show barn along with a large grassy area. This area has plenty of room for more improvements that could become event venues!
Across the open area from the cattle show barn sits a small shed that has a cattle run built underneath complete with gates and a cattle chute. This section is used to doctor the cattle and to load them on and off trailers.
The two large equipment barns are located just over the hill from the cattle show barn. They each offer plenty of storage space as they both measure 160ft x 36.7ft respectively. The first barn has a large office/shop with a full bath, mezzanine and 6 large bays where currently there are several tractors, ATVs, Side by Sides and other farm equipment stored. The second barn is completely open and offers 8 large bays that are mostly used for hay storage and some other equipment. This area has a large gravel pad that has two grain bins, two fuel tanks, several large trucks and trailers as well as multiple farm implements.
**All tractors, trucks, trailers and other implements and tools will not convey but can be bought directly from the seller.
Located at the southernmost boundary sits a very well-built rock pavilion. It has power provided by a generator, shingled roof, multiple fire places used for cooking, heating and entertainment, a concrete floor and steps on two sides. It has been used for wedding events, family parties and company celebrations! Accompanying the pavilion is a huge fire pit complete with a large campfire pot hook for cooking. And this spot offers a scenic view of the Yadkin River! It is surrounded by a nice black wooden fence as its border to keep the cattle out.
Recreation
The Yadkin River Cattle Farm is a fully operational black angus farm that allows you to truly live that cattleman’s lifestyle! However, with the current improvements and plenty of space for more, this place can be turned into a great event venue!
With all of the great roads throughout the property as well as the open terrain, you can enjoy various recreational activities such as horseback riding, riding ATVs or Side-by-Sides, hiking, biking and much more!
The Yadkin River provides a lot of great fishing that includes species such as catfish, stripers, large mouth bass and more! And for big game hunters, there is also plenty of whitetail deer and wild turkeys that frequent the grounds!
There is a gun range located a few hundred yards from the equipment barns. It is complete with a covered shelter that has 4×4 beam supports , concrete flooring and a metal roof. The shooting benches are made of cinder block foundations and concrete table tops. There is also a wooden tower stand you can shoot from that will allow you to practice long distance shooting from an elevated position. Currently, the owner has the range setup for 200 yards, however the wide open ground in that part of the property would allow for much longer shooting distances.
Agriculture
Currently there are about 130 head of cattle on the farm. The herd is mostly made up of commercial black angus and a few black baldies. Total numbers of the herd include 37 spring bred cows, 31 spring calves, 20 fall bred cows, 20 weaned calves, 2 angus bulls, 9 angus beef steers and 11 longhorn steers.
**All livestock will not convey but can bought at market price directly from the seller.
There are approximately 8 acres used as hay production and the farmer makes 2 cuts a year that produces approximately 100 bales.
Water/Mineral Rights & Natural Resources
Bordering the Yadkin River and Muddy Creek provides a great water source for the property. Riparian rights allows you to pump surface water out of both bodies of water for uses such as irrigation and watering the cattle.
General Operations
The property operates as a fully functioning black angus cattle farm and has been in business since 1988. The foreman and his farmhand both live on the farm and work on average 6-7 days a week to maintain the herd and keep the property functioning at its best.

This region of North Carolina experiences a humid/subtropical characterized by warm, humid summers and mild, relatively wet winters. You can expect average annual highs in the mid-70s°F and lows in the upper 40s°F, with ample sunshine year-round.

The farm is only 24 miles southwest of Winston-Salem, NC and it has tons of great restaurants and shopping and it is the home of Wake Forest University.
