Property Description
Bidding Ends Thursday, November 12th at 10 AM
These 29± acres offered in two tracts put you right on the edge of Stockton Lake, with both tracts adjoining U.S. Army Corps of Engineers land in Polk County, Missouri. Tract 1 has 12± wooded acres and Tract 2 has 17± wooded acres. Buy one for your own getaway, or put them together for a larger recreational holding. Either way, the Corps ground next door means your hunting, hiking and exploring don't stop at the property line.
Each tract has a ridge-top setting with a good build site for a home, hunting cabin or weekend retreat, and the possibility of views toward the lake. The timber on and around the property is strong habitat for deer, turkey and other wildlife. Come spring, mushroom hunting on these ridges and the adjoining public ground is another reason to be out in the woods. This is the kind of country where you can hang a stand in the morning and still have the boat in the water before lunch.
The Aldrich Boat Ramp is about five minutes away, so you can be on Stockton Lake in minutes for fishing, boating and everything else the lake has to offer. Neither tract has any restrictions, which leaves room for recreational, residential or weekend-retreat use. Percolation tests have already been completed on both tracts and indicate each is suitable for a traditional septic system, which takes some of the guesswork out of building. Springfield is about 45 minutes away and Kansas City about two hours, so this is an easy drive for a weekend at the lake or a season of hunting.
