TRACT 1 — 152.91 ACRES
A well-located combination farm featuring dryland cropland and hardland pasture. The property is situated on the south side of Nebraska Highway 92, approximately four miles north of Mason City, with access from Mason Road. The cropland is fenced separately from the pasture.

TRACT 4 — 315.71 ACRES
This diverse tract combines pivot-irrigated cropland, dryland cropland, and hardland pasture. It is located north of Nebraska Highway 92, with access from the highway and an adjoining minimum-maintenance road.
The gently rolling cropland consists of approximately 80% Coly and Uly-Coly silt loam soils and 20% Hord and Holdrege silt loam soils.

Many of the panels and pens belong to the tenant and will not convey with the land. The pasture is cross-fenced into four paddocks to assist with rotational grazing and livestock management.

TRACT 8 — APPROXIMATELY 83 ACRES

Tract 8 features the improved ranch headquarters, residence, outbuildings, cattle-working facilities, livestock lots, and associated land. The final acreage and boundaries will be established by survey.
The residence was originally constructed in 1910, with major additions and improvements completed in 2006. It offers approximately 2,439 square feet of living space across the main and upper floors, including six bedrooms and three bathrooms. Four bedrooms are located on the main floor, with two additional bedrooms upstairs.
The roof was replaced approximately two years ago. The kitchen features wood cabinetry and heated tile flooring. The property also includes a single-car attached garage with insulated office space.
The cattle-working facilities are exceptionally well designed and equipped. The property provides the space and access needed to unload semi cattle pots and maneuver trucks throughout the yard. The facilities feature an extensive amount of modern cattle-working equipment, a concrete working alley, and holding pens beneath the lean-to on the south side of the building. The finished portion of the building includes an indoor head catch and panels for treating and doctoring cattle.
OUTBUILDINGS AND CATTLE FACILITIES
The tract also includes land located across the road that has historically been used for silage and hay storage. This area is primarily wooded and includes several acres of native prairie grass.

AUCTION TERMS & CONDITIONS
Method of Sale:
The property will sell at a Live Absolute No Reserve Auction. Online bidding will be available with prior registration and approval. The property will be offered in 8 tracts and combinations.
Tract & Combination Bidding:
The property will be offered in individual tracts and combinations. The auction company reserves the right to determine the order and manner in which tracts and combinations are offered. The final sale configuration will be determined at the conclusion of bidding.
Payment:
The winning bidder will be required to make a non-refundable down payment for each tract on the day of the auction and sign an Adam Marshall Land & Auction, LLC purchase agreement. Wire transfer, certified check, or personal check will be accepted. The balance will be due at closing.
Down payments will be $50,000 each for Tracts 1, 2, and 8 and $100,000 each for Tracts 3–7.
Closing:
Closing will take place on or before December 17, 2026.
Possession:
Full possession of the property will be given upon closing, subject to any current leases.
Financing:
This sale is NOT contingent upon the buyer obtaining financing. Prospective buyers should make all financial arrangements prior to the auction.
Condition:
The property is selling in “AS-IS” condition. There are no warranties expressed or implied as to the condition of the property.
Taxes:
2026 real estate taxes will be paid by the seller. 2027 real estate taxes will be paid by the buyer.
Rent:
All rental income for 2026 will belong to the seller.
Title:
Seller will convey title by warranty deed. Merchantable title will be made available. The cost of title insurance and escrow closing fees will be divided equally between the buyer and seller.
