Makins Ranch

Location:
Approximately 3 miles northwest of Morgan, Texas, on a private road. The ranch sits in northern Bosque County, surrounded on most sides by larger ranches, which gives it real privacy while still being a short drive to town for supplies. Waco is roughly 45–50 miles to the southeast (about an hour), Clifton and Meridian are nearby for services, and the Dallas/Fort Worth area is a comfortable drive about an hour and a half to Fort Worth. Lake Whitney is also within easy reach for additional recreation.

Terrain:
Rolling hills with live oak, cedar, and native brush. Small draws cross the property, and a prominent hilltop offers outstanding panoramic views—well suited for sunrises and sunsets over the Bosque County countryside.

Water:
The standout feature is an approximately 2-acre spring-fed pond that has never gone dry, with visible bubbling springs in wet seasons. A seasonal pond that holds the majority of the time on the southwest side adds further potential with modest improvements.

Recreation / Hunting:
This part of Texas carries a healthy deer population and excellent turkey hunting. Numerous turkeys roost on the ranch year-round.

Electricity runs through the ranch; a meter is all that would need to be installed.
