Land

The property consists of 40 Acres ranging from a tall ridgeline sloping down to a live creek with mature evergreen trees. The property was burned in the Beaver Creek Fire of 2016 with the cabin being completely lost. The native grasses and trees have recovered well, and the habitat is exceptional for game animals. The property directly borders a large piece of BLM land surrounding Independence Mountain providing endless country to explore. Threemile creek runs through the deeded property with year-round live water. Elevation on the deeded land ranges from 8600-8800ft.

Improvements

The property once boasted a log home before the fire in 2016 completely incinerated the structure. However, there is still a well and plenty of good building locations for future construction of an off-grid cabin or barn.

Recreation

The property has an abundance of Elk, Deer, Moose, and Bears that regularly use the property and the surrounding area. With good stands of mature trees and new suckering trees after the fire the game habitat is diverse and good hunting can be found both on the deeded lands and the surrounding BLM land. The GMU is 161 being an over-the-counter Elk unit. Fishing in the area is world-class with Big Creek Lakes, Lake John, and the North Platte River nearby offering a truly diverse number of fishing opportunities.

The property is approximately 25 miles from Walden, CO. Additionally driving distance is about 1.5 hours from Laramie, WY and 2.5 hours from Fort Collins, CO. Access is seasonal with the ability to access via snowmobile or tracked machine in the winter.
