Property Description
The Lodge at Jumbo Reservoir offers 43± acres along the west shoreline of Julesburg Reservoir. Centered around a remodeled 1,616 SF lodge, the property combines private shoreline, diverse wildlife habitat and year-round recreation. With hunting, fishing and water access just outside the door, this is a rare opportunity to own an established recreational property in northeast Colorado.
Land
The property consists of approximately 43 acres along the west side of Julesburg Reservoir, commonly known as Jumbo Reservoir, with approximately 2,300 feet of shoreline. Approximately 14 acres of sub-irrigated native grass can be grazed or hayed for livestock. A mature tree row provides a natural windbreak and valuable wildlife habitat, while the Jumbo Reservoir fill ditch also crosses the property. When reservoir levels rise, water reaches low-lying areas and timber pockets along the shoreline, creating productive waterfowl habitat. The combination of grass, mature trees, and extensive shoreline gives this property recreational value well beyond its size when the reservoir is full.
Improvements
At the center of the property is a 1,616-square-foot lodge extensively remodeled in 2025 and 2026. The lodge includes a full-service kitchen, living and dining area, bunk room, owner’s room and bathroom. Updates include LVP flooring, interior paint, lighting, a remodeled kitchen with stainless steel appliances, updated bathroom fixtures and shower, new air conditioning, and updates to the HVAC system and water heater. The lodge also features double-pane windows and a metal roof. A new covered patio and nearby fire pit provide outdoor gathering spaces. An additional outbuilding has been converted into a versatile space suitable for overflow lodging, a game room or hunting and fishing gear storage. Other improvements include a detached two-car garage and three 30-amp RV hookups. The property is served by a domestic well and septic system.
Recreation
Located in Colorado Game Management Unit 90 (GMU 90), the property offers a wide range of hunting and fishing opportunities. Waterfowl are a primary attraction, with ducks and geese regularly using the reservoir and surrounding habitat. Ducks filmed on the property in April demonstrate the amount of waterfowl activity the property can see with a full reservoir. Pheasant and other upland birds, dove, turkey, and whitetail deer also frequent the area, providing opportunities to pursue multiple species throughout the year. Anglers can pursue walleye, crappie, bluegill and channel catfish on the reservoir. During the warmer months, Jumbo Reservoir also provides opportunities for boating and other water-based recreation.
(Please note that while the photo and video content is primarily of the deeded property, there is some footage of the surrounding area as well.)
History
The property has a longstanding connection to the local community and Jumbo Reservoir. One of the buildings east of the lodge originally served as a one-room schoolhouse where local children attended grades one through eight. The property also once operated as a local bait shop, and historically served as a base camp for guided duck hunts and fishing trips. Its history has remained closely tied to the hunting, fishing and outdoor recreation that continue to define the property today.
