First State, Llc Sealed Bid

First State, LLC, in cooperation with Mossy Oak Properties of Louisiana, is accepting sealed bid offers until 10:00 AM, December 5, 2024, for any or all eight (8) tracts of land and timber, all located in Bossier Parish, and comprising an estimated total of +/- 440 acres. The tracts range in size from 27 acres to 127 acres. All of the tracts are located a few miles from each other and are in close proximity to Plain Dealing, Louisiana and the newly opened Teal Jones sawmill. Five (5) of the Eight (8) tracts have excellent public access with frontage on parish roads and state highways. The remaining three (3) tracts have used historical access across the adjacent landowners’ property on established woods roads and/or oil field roads. A recent evaluation of the eight (8) tracts revealed that four (4) of the tracts are pine plantations that are ready or will soon be ready to support a first thinning. Tract 2 is the largest of the eight tracts and is fairly well stocked with large, mature, good grade pine sawtimber. The three (3) remaining tracts include a recent clearcut with good access and favorable ground conditions and two young pine plantations that range in age from four (4) years old to 10 years old.First State, LLC will accept offers on individual tract, a combination of individual tracts and/or for all eight (8) tracts.
