Mauney Commercial Hog & Cow Farm

The Mauney Farm is located outside of Sharon, South Carolina. This property operates as a commercial pork facility with fenced pastures for cows, sheep or horses. The primary pork operation is a breeding and farrowing facility. The houses hold over 2000 sows and produce up to seventy thousand feeder pigs a year.

Land

The farm itself sets on rolling hills in the upstate of South Carolina. Pastures are fenced and have interior cross fencing. All fencing is woven wire as the property has been used in the past to run sheep. As it is now it would be perfect for feeding cows out in the summer. The pastures surrounding the lagoon are irrigated by reel irrigation from the lagoon. Several pastures produce hay quality grass and are bailed every year. There are several stands of timber through out the property and a seasonal creek. On the rear of the property there is a two hundred twenty plus acre tract of planted pines.

Improvements

The commercial swine facility is operated out of three main buildings and an office. There are multiple wells that provide water. There is a full size backup generator that will run the facility and fuel storage for the generator. The office building sits outside the three main buildings and has a shower through section to decontaminate, a storage/shop area and a dress out room. There is a beautiful managers house at the front of the property and two mobile homes for workers. Behind the mobile homes is a hay barn for equipment and hay and a walk in cooler.

Recreation

With the rolling hills, pine stands and open pastures this property would be perfect for horseback riding, hunting or atv riding. There are plenty of deer and turkey on the property. The hunting has been managed and you can expect deer in the 140 BC range. The turkey hunting is what you expect it to be in South Carolina, lot of birds and a long season. There are a good many doves on the property and the wing shooting could be awesome along the hedge rows in the pastures.

Agriculture

The Mauney Farm is first and foremost a commercial farm. The pork operation brings in from four hundred thousand to eight hundred thousand a year. The owners now run it as owner/operators and make toward the high end but the property could be leased to the pork providers at the lower end. The pork can be contracted for ten years in advance. The pastures are well suited to finish out cows in the warm months as they stand. This properties fences are in great shape and ready to put cows on the ground today. The fences are woven wire, in the past large herds of sheep have also been run on the property. There are good hay fields that are being bailed and the pine timber is ready for a second thinning.
