LUXURY PROPERTY AUCTION: 1-29 OCTOBER. Current high bid: $800,000. Estimated sale price: $1.3M-$1.8M. Silver Springs Winery at 4408 State Route 414 presents 51.58 acres in the heart of the Seneca Lake Wine Trail's sought-after Banana Belt region, offers significant multi-use potential. With established vineyard operations, broad commercial infrastructure, and multi-use potential, the property is well-positioned for tourism development, hospitality, cabins, events, wedding venues, distillery or brewery concepts, working farm operations, light industrial uses, solar, agricultural processing, or subdivision, subject to approvals. The property includes 12 acres of productive vineyards, a one-acre pond with dock, Seneca Lake views from the rear acreage, and 855 feet of State Route 414 frontage. The operating tasting room features white oak walls, vaulted ceilings, two oak tasting bars, a brick oven pizza kitchen, and an attached two-bedroom apartment with front and rear decks. A 3,200-square-foot two-compartment cold-storage cellar, public water, expanded septic capacity, 21kW solar installation, 24kW Generac generator, and 277/480V three-phase commercial electric service create rare operational flexibility, while zoning and infrastructure support a wide range of income-producing commercial, agricultural, hospitality, and energy uses.
