Topography, Rangeland & Habitat
Lying amongst the Sabine River bottoms, this property is largely composed of a seasonally flooded Cypress-Tupelo forest. As wild as it sounds, this ~490 acre swath of conserved bottomland is awe inspiring, and could be the set of a new Planet Earth documentary. Varying in elevation, there are many isolated islands rising out of the water where whitetail, hogs, and other native species live and forage, these areas could make for some exceptionally rare hunting locations accessible by wade or boat only. Waterfowl including many dabbling species such as wood-ducks, mallards, and teal also call the ranch home in the winter months.
The ~61 acres of uplands has been professionally managed for wildlife and ecological health as well, and can be best described as a mixed softwood/hardwood forest with natural openings, and a developed road system. You can expect to find all of the native East Texas fauna here enjoying the ample cover, and food; including hard mast and an assortment of native forbs.
Improvements
The property has 3 newly constructed gate entrances. Power is also present just off of the property on Artesian Springs Rd. The conservation easement allows for a 1000SF living quarters and 400SF pole barn to be developed on a 2 acre site among the uplands of the property.
Water
There are no wells on the property, but water wells are easily drilled in the vicinity due to ample ground water. Two wells drilled on the neighboring properties in the last 10 years found static water levels less than 50 feet below the surface.
Electricity
Power is available off of CR 2016.
Minerals
Surface estate only.
Area History
The forests surrounding Lost Creek Ranch are part of the historic Piney Woods of East Texas, a landscape shaped by the Sabine River, abundant natural springs, and one of the state’s oldest timber industries. Large private timber holdings have helped preserve the area’s wild character for decades, creating expansive blocks of uninterrupted forest that support exceptional wildlife habitat. Today, the region remains a destination for sportsmen, conservationists, and families seeking the quiet beauty of East Texas.
