Passport Shores Rockport TX

Passport Shores | Rockport, Texas
Fully entitled waterfront development, +-60 acres

Passport Shores is a +-60 acre tract in Rockport, Aransas County, with more than 1,300 feet of frontage on the Intracoastal Waterway. The property is approved for 179 residential homesites and a beach club, and the entitlement work is already done.

The U.S. Army Corps of Engineers 404 Permit is approved. Complete engineering and development plans come with the sale. The project also has 180 water and sewer LUEs secured from the City of Rockport. The City currently has no additional LUEs available, so these utility commitments can't easily be replaced.

Coastal projects usually spend years on permitting, utilities and entitlements before any lots get built. That work is finished here, so a buyer can move straight to construction and lot development.
