The Caledonia 79

The Caledonia 79 is a rare gem in today's market and one of the most desirable properties available. The location is about as good as it gets for a property this size. Located just 1.7 miles from Main Street in Caledonia, it is quick and easy access to all the popular Caledonia schools. While the proximity to Caledonia is most important, Columbus and Highways 45, 82, and 12 are also only a few miles away. The property boasts 30+/- acres of good farmland and 40+ acres of surprisingly natural beauty along a meandering creek. An old farmhouse is located on the property, but is not given any value as a residence. It could be useful for storage or for the old lumber. The possibilities and options for the Caledonia 79 are numerous. You could build your dream home and have your own country estate. The farmland can provide annual rental income and the woods and field combine to offer great hunting. Deer sign is evident along the edges of the woods and down by the creek. Old topographic maps show historical evidence of a small 1.5 acre lake or pond north of the old house. Creating a new levee could provide an additional recreational opportunity. And, if you are a developer, the property certainly lends itself to residential development.
