Dilley Ranch

The Dilley Ranch, located in northernmost La Salle County on the Frio/La Salle County line, and just south of Dilley, is a fantastic opportunity for the agricultural producer, recreational user and investor alike. With frontage on both I-35 and County Line Road the possibilities are wide ranging. Highly productive soils and diverse brush complement the location of this ranch.

LOCATION
The ranch is accessed off the southbound frontage road of I-35 just south of Dilley. The northern boundary of the ranch fronts County Line Road providing additional access. Public road frontage is nearly 3 miles total. Drive time from San Antonio is just over an hour; from Austin is about 2:20 and from Houston is less than 4 hours.

TOPOGRAPHY, RANGELAND & HABITAT
Diverse South Texas brush, trees and grasses are found on the ranch. The predominantly sandy loam soils provide the base for fantastic quail management opportunities. The ranch has been managed for both quail and grazing.

WILDLIFE
Wildlife populations may include native white-tailed deer, northern bobwhite quail, scaled quail, Rio Grande Turkey, dove, migratory waterfowl and feral hogs, allowing for excellent and diverse hunting opportunities.

AGRICULTURE
The ranch is very productive from a forage standpoint capable of supporting a 50 animal unit cattle operation. The ranch is cross fenced into multiple pastures/traps and there is a set of working pens.

WATER

This offering is surface only. There is one existing production pad on the ranch and there is a surface use agreement in place that is associated with the current lease.
