Buildable 16.5 Acre Tract, Mature Timber And Hunting Potential

If you have been hunting public land in southwest Ohio or asking permission on someone else's property every fall, this is what it looks like to finally have your own. This 16.5-acre wooded tract sits on Shinkles Ridge Rd in Lewis Township, Brown County, about 30 to 40 minutes east of Cincinnati. Electric is already in place at the road and Brown County Rural Water has a main along Shinkles Ridge Rd. Buyers should verify tap availability and fees directly with the utility. About half an acre at the front of the property is cleared and flat, giving you a natural building site right off the road. From there the land drops off into steep wooded terrain running down toward Bullskin Creek. The property line stops before the creek so there is no water access, but the topography and mature timber create the kind of varied habitat that holds deer and turkey. Poplar, Maple, Oak, Hickory, and Walnut throughout, along with native Pawpaw trees. This is not flat ground and it is priced accordingly. You will be winded hiking it. But for the right buyer that is exactly the point. Steep, wooded, and private is the combination that keeps deer on a property and other people off it. No zoning restrictions and mobile homes are permitted. No perc on file so residential building would require a soil test.
