Land

North Lot- The north lot is fully fenced and has amazing views of Pikes Peak (America’s Mountain) to the west. There is electrical along the County Road on the east side. Good native grass forage that is ready for your horses. There are several good choices of building site throughout the property.  The terrain is level to mild rolling hills.
South Lot- The south lot is full of character, with a dry seasonal creek running through the property. The grass is excellent native grass and hasn’t been grazed in years. It is fully fenced and ready for your horses or cattle. There is electrical along both the east and the full length of the north boundary. There are numerous building sites throughout.

Recreation

Region & Climate

The area south of Calhan, Colorado, in eastern El Paso County, features a cold semi-arid climate. At ~6,500–6,700 ft elevation on high plains, it has precipitation of (~15–18 inches annually), abundant sunshine, and large daily temperature swings. Winters are cold: January highs ~40–43°F, lows ~15–18°F, with snow possible (annual total moderate, ~50+ inches regionally). Summers are warm: July highs ~83–86°F, lows ~54–56°F.Spring and fall bring variable weather, with occasional thunderstorms in summer.
