Live Water Ranch East Tract - 583± Acres Garza County

The East tract of Live Water Ranch is 583± acres in Garza County, 13 miles northeast of Post and under an hour from Lubbock, with paved FM 651 coming right to its east corner.

This is the heavier water buy of the two tracts. The Salt Fork of the Brazos River runs through it and **two** of the ranch's three live springs are on this side. There are two stock tanks as well, one of which is dry at present.

The tract is fenced on its north, south and east sides in five-strand barbed wire. The west line, where it adjoins the 687± acre West tract, is open — there is no fence there today, so a buyer taking this piece alone would need to build the dividing fence.

It hunts: deer, hogs, turkey, quail and dove use the river bottom hard. Soils are varied, with no single type covering more than about 20% of the parent ranch.

Live Water Ranch is still available as the whole 1,270± acres at $1,732 per acre, or as the 687± acre West tract at $1,832 per acre.
