The West tract of Live Water Ranch is 687± acres in Garza County, 13 miles northeast of Post and under an hour from Lubbock. Paved FM 651 runs within about a quarter mile of the tract, which comes to the east corner of the ranch as a whole.

The Salt Fork of the Brazos River runs through this tract, and one live spring feeds it — year-round surface water on a place this size is rare country. There is also one stock tank.

The tract is fenced on its north, south and west sides in five-strand barbed wire. The east line, where it adjoins the 583± acre East tract, is open — there is no fence there today, so a buyer taking this piece alone would need to build the dividing fence.

It hunts: deer, hogs, turkey, quail and dove. Soils are varied, with no single type covering more than about 20% of the parent ranch.

Live Water Ranch is still available as the whole 1,270± acres at $1,732 per acre, or as the 583± acre East tract at $1,832 per acre.
