Recreation

The Caribou Hills recreation area has hundreds of miles of 4×4 and ATV trails which are groomed and maintained in the winter by the Caribou Hills Cabin Hoppers club making for one of the best recreation areas on the Kenai Peninsula. The vast trail system connects Kasilof, Clam Gulch, Ninilchik, Anchor Point and Homer.  Freddie’s Roadhouse opens during the winter months and hosts a variety of events from Snow machine rides, Dog sled, Fat tire bike races and more.

Agriculture

The rich Alaskan soils and long summer days make for some of the best gardening opportunities.  This property could be suitable to create your own farm or homestead. It has a small amount of “harvestable timber” but is mostly aesthetic to the property.

Water/Mineral Rights & Natural Resources

Alaska is a “water is a right” state so you do not have to apply for water rights certificate unless you plan to use it commercially and/or more than 500 gallons a day. Region & Climate

The Caribou Hills tends to follow closer to the Ninilchik area weather but at times tends to be a bit on the colder side during the winter and it tends to get more snow than other areas on the peninsula. Summer temperatures tend to be a bit warmer and can be more windy with gusts upwards of 50 mph at times.

History

The history of Ninilchik is rooted in Russian and Indigenous Alaskan traditions. Ninilchik is home to one of the few Orthodox Russian churches and the Ninilchik village was the original settlement area at the mouth of the Ninilchik river. Fishing and farming were a big part of the growth of this area. Modern day Ninilchik consists of dining, shopping and charter services and is home to the Ninilchik tribal council organization.

Location

This property is located approximately 17 miles from Ninilchik.
Ninilchik is about 36 miles from the Soldotna ‘Y’ and 24 miles to the Homer airport & Spit. The Keani airport is approximately 38 miles away. There are several shopping options between the 3 towns for all your needs. Ninilchik is home to a grocery store, a few restaurants, local shops, a medical and dental clinic providing health care and a K-12 School. Soldotna and Homer both have hospitals and other health clinics as well.
Homer is known as the Halibut fishing capital and Soldotna and Kenai are known for the World Famous Kenai river for the  best Salmon fishing known. The quaint community of Kasilof and the Kasilof river lies between Soldotna and Ninilchik for more opportunities of fishing and beach going as well as many other communities along the Sterling Hwy. stretch of the Kenai Peninsula
